real estate agent question - buyer commitment?
For those of you that used an agent to find your home, did they make you sign a buyer agreement that commits you to work with that particular agent for a set amount of time? We found a re/max agent that will not work with us unless we sign this form so I'd just like to find out if this is standard? TIA

I would love someone to correct me if I'm wrong here- but I did sign with a buyer's agent (who is excellent) because they explained to me that when you want to see a house, and you call an agent to see it, then they are automatically representing the seller. So, they can't divulge information to you (about taxes, about comparable houses that sold, etc), but instead they can divulge information to the seller about you, the buyer. Please correct me if I'm wrong- I'm fairly new to this process but this is what I've understood.

yes- that is correct
I am a real estate agent
my broker (who is also an attorney) wants us to get the aggreement signed b/c that way the seller agent must pay us our split
as a buyer's agent- we look out for the buyer 100% and work to get them the lowest price on the house
the sellers agent's job is to get the seller the highest price and be loyal to the seller at ALL times

I disagree completely
the amount of work that goes into setting appointments, looking for properties is much more then I ever though it would be
at the end of the day I am going to put in alot more effort for a client that is only working with me- then one that isn't
I just don't have time to work for free- who does
I go above and beyond for everyone that I am working with to find their house- but I desserve to know that I will get paid when we find the house
the seller has someone representing them- why shouldn't the buyer?
the sellers agent can't give the buyer the inside info on the house- but the buyers agent can

I understand all the above, but to force someone to sign a buyers agent contract I believe is unethical, you can explain to them what the benefits are but to not work with them as a basic sellers agent,is silly... Not all deals are made through a buyers agent

i *think* we signed one of these agreements but i cant seem to find it....our agent has done A LOT for us - she sees houses and take pics for us (b/c we are out of state), she has taken my parents to places and we can always get in touch with her if we are interested in something or want to ask a question....so she does do a lot for us.....
but there are other things that i'm not 100% happy about....
in hindsight i wouldnt sign it - but at the same time without signing it (which i think we did) i dont think she would be going out of her way for us - i do want to get a house through her b/c she has spent over a year with us looking for a place but at the same time i cant worry about her and need to worry about what is best for DH and I

I understand all the above, but to force someone to sign a buyers agent contract I believe is unethical, you can explain to them what the benefits are but to not work with them as a basic sellers agent,is silly... Not all deals are made through a buyers agent

how did you find her?
did someone refer you to her?
did you like her right away? I tend to either click with people right away
that's just my personality
have you met with anyone else?
FM me and we can talk about concerns you have
JMHO- you aren't going to find too many agents that are not going to require you to sign one these days- the easy money days are over and agents aren't going to work for free

It was a referral through my MIL. She's an agent in NJ so she called the local remax office in massapequa and this was the woman she spoke to. She said she liked her based on their phone convo but we've never met her. MIL said she does not make people sign these contracts so she wanted us to find out and make sure if the contracts were some type of standard thing in LI.

I signed agreements with agents representing the seller and if they showed me a house and we ended up buying that house, they would get their commission.
We worked with several agents that showed us many homes and always signed the agreement as it relates to the homes they showed us. Not a general agreement.
eta: a buyer's agreement is 100% for the buyer and is usually fee based.
