I can recommend an amazing agent who works in those areas----- MRSEROD!!!!
IMO - it is much easier to work with one agent - instead of different ones - because they learn your taste, your likes and dislikes, and can really take you to homes that they feel meet all of your needs. I think that you need to find a realtor that you can trust. That will make the home buying experience THAT much easier.
I keep records of all the homes that I take my buyers to - with notes on each house that they like - and what they like about it. I do searches constantly for anything new that may have come onto the market (or something that may have once been out of their price range - but now has been lowered) -- It's MUCH easier to have an agent who you work with- and yes, you must like and trust this person!
Oh - and EROD - I hope you don't mind me recommending you! I guess I should have FM'd you first!

We used an agent - we didn't pay her anything. She split commission with the seller's agent. Let me know if you want her info. We loved her. I actually got connected with her through the fed-ex guy at work, she is his wife They live in Port Jeff. too so she is familiar with the surrounding areas.

When we didn't like working with our REA, we decided since I was doing most of the work anyways in finding homes that I would call the listing agent on any home we were interested in seeing and ask them if we could see the house and have them answer questions for us.
Worked out for us, we talked with the agent on the home we bought, and she was able to get the owner to come down on price for us cause we were a nice couple with the financial means to buy a house and put $$ down at closing.
That's how we've been doing it...The problem is that since we're dealing with the seller's agent, I don't feel confident that they have our best interest at heart.
We've been doing this too and one of my frustrations with doing it this way is that you can rarely call to have them show you a house without them giving you a very aggresive sales pitch for them to be your buyer's agent. I realize that they are looking for new clients, but sometimes I feel harassed by some of them.

Technically this is misrepresentation of product, no? False advertising at the very least.....

Beth, I'm sorry the house hunting experience has been so unpleasant.
It could be completely different in NY, but I'll my experience in CT. We've been working with one REA since August. We're only buying, not selling. We never signed anything with her. When we buy something, her commission will come from the sale (split with the seller's agent) and won't come out of our pocket.
Our REA has been great. We've been looking in 5 towns in our area. She has a very good idea of what we want and don't want. She sends us new listings at least once per week. When we really like a house and are considering making an offer, she'll send us comps so we have an idea whether it's priced right. She also sets up all of the appointments.
