Soil test or pressure test for underground oil tank?
I posted this a few days ago but the house we have an accepted offer on has an underground oil tank.
The sellers are willing to give us 2k towards abandoning it and there is a gas line (cut) already in the house.
DH and I want to have some test done first to make sure that there are no signs of leaks before we go into contract with this house.
Would a soil test or a pressure test be better?
TIA

I think a soil test is better...but have the homeowners agreed to allow you to do this?? Because honestly if they do, they are idiots (in your favor though!).
If a leak of any kind is found, I beleve they are required by law to do the environmental cleanup which can be upwards of $20,000 to do.

I think that you should have the seller legally abandon it before you purchase the home...we have an underground tank which the previous owner abandoned so that if there were any issues with leakage they would be held liable and not us...we stipulated that in the contract and we would not close until we had the documents in hand...they also installed a new above grade tank as well...good luck!!!

We bought a house with an underground tank as well. However we had the homeowners abandon and convert to gas before we closed on the house.
We paid for the abandoning and conversion (they added it to he sale price of the home). It cost about 7k to abandon the tank, supply and install the water heater, boiler, and chimney flute. There was gas coming into the house already (gas stove).
Hope that helps.

This is exactly what we did--our attorney and realtor both strongly suggested it. We gave 1/2 of the fee for the abandonment at closing. It was a LOT of going back and forth to get everything agreed upon, but well worth it.
