Suffolk Property Tax grievance- Where to start????

So I keep getting a TON of mail from Shyster and Shyster (also knows as Dewey, Cheetum and Howe) about lowering my property taxes.

Now, because of you lovely ladies I know better than to fill any of this out because it will cost me 50% of the reduction.

So when I Google for info, ALL I get is hits for people who will do it for you at 50%.

Just so frustrated. I'm going to call my real estate lawyer to see if he can give me some direction.

But I literally know nothing. All I know if the deadline is March 20th. Otherwise I would not know where to start or to even know if I am eligible for a reduction...I know nothing.

ANY advice or direction would be very gratefully appreciated.

The deadline is May 20th.

First place to look is your Town's website. Some of the towns' websites are more comprehensive than others, but it's the best place to start.

Look up your assessment. Then utilizing the RAR (residential assessment ratio) determine if you are truly over assessed. You can google NYS RAR to see the latest one for your township.

Almost all of the towns in Suffolk County have the forms on their website so you can download and fill them out.

We did this - it is worth it. You pay a high % for year 1, but after that, you still get the savings each year, and are not paying for it. Net net you are still better off.

We used Mark Lewis...yes you pay a 50% fee but its only one year so if you get a 1K reduction you pay a 500$ fee. But you continue to save that 1K going forward.

The other thing for us was the ease. Our town originally rejected our request so Mark Lewis had to take them to small claims court. This is not an area I know anything about nor wanted to get involved in, so we used a service.

You can totally do it yourself though.

Check your town website….they should have the form listed there, and some even have instructions for filling out and filing the form!!!

I called the town yesterday and they told me my assessment was $10k+. I asked again thinking I misunderstood. So they are telling me I pay 10K+ in taxes. I pay double that..........So I guess she was telling me how much I pay every 6 months.

Don't you pay taxes according to how much your house is worth? Can I ask them "how much is the house appraised at". When filing a grievance aren't you really saying "I think jy house is worth less than what YOU say, hence my taxes should be lower?"

Your assessment is different from the taxes you pay.

Your assessment is a % of the market value of your home. This percentage changes every year (the Residential Assessment Ratio "RAR). The taxes you pay are based upon your assessment: Assessment X Tax Rate = amount of taxes paid.

For example, I live in the Town of Islip. My assessment is $37,500.

The Town values my home as if it is worth $284,090 ($37,500 ÷ 13.2%). I pay $9400 in taxes per year. (My assessment of $37,500 X my tax rate).

The most important thing to know is that you are not grieving your TAXES. You are grieving your ASSESSMENT. Your taxes are a function of the tax rate which unless you start voting down school budgets, fire department budgets, etc., there's nothing you can do about).

You have to prove that the Town has a higher value on your home than it is really worth. You can check your assessment online and then look at the RAR. If say the town is valuing your home as if it's worth $1 million and it's only worth $750,000, you have a case. If like in my case, the Town has a value of $284,090 on the house and your house is worth more than that, there's nothing you can do.
