Syosset Homes 400k

As many of you know I've been doing research at the East Northport and places around that area. I'm actually interested in looking into Syosset as I have looked online and found homes that have sold recently and that are selling for a little bit under 400,000. So that peaked my interest and homes that sold for under 10,000 in taxes as well.

I'm seeing on Trulia.com that there are sections near Jericho Turnpike that are red and orange and then the majority of the area however is all green meaning based upon the Trulia website that it is fairly safe. Again I'm not going to base my opinions or the truth of safety without actually knowing the areas or living in it.

So my question is has anyone bought in the last six months a home in Syosset and for homes that are in the late $300-$400,000 range are these good areas? One of the streets that came up was Jarvis Avenue. Another one was Hicks Avenue.

I think it is in your best interest to hire a realtor and direct your questions to them. We cannot help you anymore we have given you as much advice as possible. Also you posted your salary. You will not get a 400k home with that salary regardless of downpayment and little debt. You need to seek professional help

I totally agree. We make more than double of what you make and that was our top budget. We stayed well below that and it's still going to be an adjustment. I'm not sure what you are trying to accomplish but my opinion is that you really need to stop and wait until you get to the point you're ready to buy than evaluate your situation. You're going to drive yourself crazy..

You should focus on getting your dream job to increase your salary before committing to a home that is out of your reach.

As others said, stop pestering us with questions because YOU DO NOT LISTEN TO THE ANSWERS.
Your questions are redundant and some are downright obnoxious.

It's a horrible area

Definitely not a good fit for you

Maybe someplace like Wyoming....

We are trying to find good spots for 320-385 with somewhat okay taxes under 9k, and have seen places in Melville, East Northport, Commack, and Huntington (West Hills/Jericho Turnpike/Oakwood Road area) but are open to other ideas for safe areas. Seem the further East we go there are better places, but we need to be close to Nassau for our future baby/parents watching it (to not have to pay child care, etc).

Also if you have any suggestions I'm happy to hear.

We currently make 65k combined, have 200k down, etc. And I think our monthly payment would need to be around 1500-1600 and car payments of $408, so around or hopefully under 2,000 a month.

Might not end up in the most desirable areas.

I'm also judging my home calculation searches on 5% interest rate by mid to late 2016. Could be off, not sure.

So true and great advice. When you buy a home, most are in need of constant repair and of course, maintenance which is quite costly. Things go eventually. Your combined salaries are extremely tight no matter how much of a down payment you have. There are always other miscellaneous expenses (with or without kids). Trust me and take my advice and others here. It is VERY EASY to go into debt to maintain a house. I know it's hard, but you should put home buying off for more than a year. You should wait 3 or 4 years. You are young and have time. Good Luck!

IMO you are looking at very expensive area's for that salary.
my dh and i make more than you combined and there's no way we could afford those areas.
however, we have a very nice house in a safe and desirable community, not not one of those affluent areas.

Yup. DH makes more than you both combined and we still live almost paycheck to paycheck between mortgage, car payments, utilities and we definitely couldn't afford any of those areas.

You're crazy.

DH and I make more each than you do combined. We never looked in those areas because we couldn't afford them. These houses you're looking at online may be short sales or foreclosures that could never even sell. You cannot base what you can afford by what's on Trulia. More than half the homes we inquired about were short sales or unavailable.

You have 2 options- look for fun and to see what you like or stop looking all together because you're going to drive yourself (and everyone on these boards) batty.

Who told you that you can afford a house on that income ?
You very obviously are not calculating ALL of your living expenses and home expenses.
There is more to ownership than just mortgage and car payments.

PLEASE STOP ASKING QUESTIONS.
YOU DO NOT LISTEN TO THE ADVICE GIVEN ON HERE. And for pete's sake, stop posting so much personal information.

Honestly I really don't know what you are trying to accomplish with all these posts. You have gotten the same advice on here and on city data from most of the people who have responded to your 100s of questions.
Even with your huge down payment your salary simply does not support a house in the areas you are looking at. Period.
The mortgage is the least of your concerns. Taxes in the area you are inquiring about alone will be the issue not to mention maintenance on a house that in your price range even with the money that you don't have yet will be a fixer upper.


Honestly stop focusing so much on a house and focus on getting a job or going into a career where you earn more $$.

We found a home and at 5 percent (based upon my calculations for next year) and the home we saw yesterday was in Melville and in our range and 8k in taxes, its $1775 based on MLSLI. with us having 140k in savings after our 200k down payment we would be off pretty well :) not buying this particular home but just good to know there's nice capes in Melville in our price range.

Consult a mortgage broker and find out once and for all what you qualify for. Savings is not all that. Your income, how long you have been employed, your credit history (or lack thereof) have A LOT to do with how much of a mortgage you qualify for.

While your down payment is good... You need a monthly income to afford the payments. On the salary you won't afford the monthly payments.

We will when the time is right. Right now we are saving, saving, saving. We have both been employed for a few years, in the same industries. Credit is great. I'll be mid to late 700s and shes 850 currently.

To say in a year or so that we cannot afford a 1800 a month mortgage is a little bit silly.
