The famous gas vs oil heat debate - those of you who are looking for a house...
so with oil prices being really high - exorbitantly HIGH, have you decided to rule out a house with oil heat?
this is something DH and I are considering!

We purchased our home with oil last year and spent 500 a month on oil. During the summer we converted to gas and spent 200 a month for gas this year, at this rate the burner will pay for itself in just a few years, plus you get to write off the energy star burner.
I would not pass on a house just because of the burner, but be prepared to upgrade.

natural gas in not avaiable in our area, but we are in the boonies. Some people here have electric but almost everyone has oil. We knew we wantedthis neighborhood so ruling out oil wasn't an option, we are however actively looking into geo-thermal heat/ac & considering the solar quotes we got.

Good Luck Tom very good point! as long as there are pipes in the street for gas, we should not rule out houses with oil.

Most of the houses here in my neighborhood had gas, which is new to me becaue I grew up with oil. I will say that we are glad we upgraded the burner this year for the tax refund and also we are paying so much less than my DH's mom and my parents are in oil...so I'd make it a consideration!

Kelly, my friend is a sustainable resource architect and he says great things about geothermal heat for LIers.
ETA: we have gas, but from what I read, gas is going up with oil. Many factories are equipped with both, so they switch to the one that is cheapest at the time, driving up the cheaper one's price. Gas will catch up to oil soon. Although most natural gas is domestic, as opposed to oil.

Two of the houses Rich is building now in Water Mill are going to be all geo-thermal, so we are so excited to see the process come together & get prices for our house from the installer. Its a big long process, but its such an awesome alternative!

another thing you can do to cut down your heating costs is to get a pellet stove (I think that's what they're called).

Honestly, I wouldn't make myself crazy ONLY looking at houses with gas heat. I'd be more interested in finding a house in a great neighborhood that suited my needs. You can always switch to gas down the road.
I have oil and we are switching to gas as soon as they are finished putting it in my street.

I call KeySpan yearly to see if they made any progress with gas pipes in the area, but for the last 2 years, nothng. All the houses in our area are oil heating homes. You just have to know how to negotiate price with the oil companies, but oil prices were high when we were house hunting and they have gone up since. I'm in the middle - both heating sources will go up over time. You can't escape it.
