Thoughts on a home for sale with custom honeycomb or wood blinds on every window
If you were house hunting and saw a home with custom neutral toned honeycomb shades and/or neutral wood blinds by Hunter Douglas in almost new condition, on every window (20+), would you like it? Dislike it? Or feel indifferent?
Feel it added more value or not?
Feel it was a positive in that you don't have to do the work yourself and they are great quality items to have in a home you purchase?
Thoughts?

My home has black out shades in the "kids rooms" and Silhouette shades in all other rooms all custom by Hunter Douglass.
While I like them, and appreciate them. I would not have paid more for them, nor would I have expected to play less for my home had they not had them already. To me they were like an added bonus.
Our thoughts were, this is cool now we dont have to run out to find window coverings. Once we had DS we fell in love with his black out blinds.

Honestly I would like it very much because I know how expensive they are.. I am doing custome hunter douglas shades and window treatments... when I am done it will wind up costing me $10k. So while it wouldnt be a determinng factor in whether or not I would buythe home, I can appreciate how expensive quality window treatments are.

Yes, they are very expensive, esp if they have other features such as blackout, duolite (sheer and opaque), cover large or odd shaped windows, etc.

I would like it, since I wouldn't have to buy all new window coverings as soon as i moved in, but I wouldn't bid more for the house, since I would probably slowly replace them with something else, to fit my own taste.

I can see that, that's what I think.

I have shown tons of houses to buyers- and not one buyer has noticed or cared about the widow treatments
it might show better- but I don't think window treatments are on anyone lists of must halfs
in my professional opinion- you will not get higher offers b/c of this
now having nice new engery efficent windows under them- that could help get a higher offer then a house then needs all new widows

I wouldn't assume that they are leaving the window treatments but I'd probably ask. I can say that looking at how people took care of their homes did influence my decision. We almost bought a home in which the previous owner had cut a lot of corners. Our previous owners didn't and I think we've had a lot less home repair headaches because of it.

Problem is if you havent owned a home before, you probably wouldnt know this. I would appreciate it now that I am in my house and know what they cost but I wouldnt have factored it into my bid bc I had no clue what those things cost.

Got that too. All new Low E glass windows.
The window coverings too add to the energy efficiency (sp) as well.

I agree. That's why it's the realtors job to make mention of these things.
Our window coverings cost almost $4000. Since we have odd shaped windows and so many, any other window tx would have looked messy and would have been difficult to do. Simple curtains or mini blinds would not have cut it in our home. Would have made our home very messy and slioppy and unorganized looking. Every home is different I guess. For our home, they absolutely add to the presentation and energy efficency and value and appeal when inside.

Right this is my point. How a homeowner takes care of the inside of the home often shows and makes people feel the house has more value. Even things like decorations or furniture (hence staging) effect how a home shows and what value people perceive it has. It would be made clear all window shades are included in the sale.
I dont expect people would pay more per say for the window coverings, but I do believe the realtor, esp listing agent, should point out certain things that a new buyer might not realize is a cost that would add up for them had they had to do it themselves. And I do believe how a home is treated and decorated inside (along with many other positive features, such as neighborhood, location, exterior, new updates) absolutely are noticed by buyers, but def again should be pointed out by a realtor.

ITA! Even if it is something you may like or want, I would never factor that in, it's window coverings, it's not like it's something that is permanent in the home or workmanship etc...

are your showings going to be with the listing agent only?
(which I personally don't recommend- it harder to cordinate and buyers don't like it)
I am sure you house has other features that are better selling points then widow coverings- but if you want them mentioned- make sure it's in the MLS description
like most agents I can show buyers 5 to 7 houses at a clip and I rely on what the MLS listings says- so if you want buyers to know - make sure it's on the listing

I would think someone worked for hunter douglas
it would not change my bid on a home.
Do we even know if they come with the house? either way, I would not bid more/less.
Personally, I'm not a huge fan of them. They collect a lot of dust and they are hard to clean (the fabric ones anyway)

ETA: I looked at a lot of houses, and I NEVER noticed window coverings unless the realtor pointed them out because they were unique/expensive/came with the home etc. so i agree with Beth, tell you agent to put it in the MLS ad if you feel its important

We aren't selling at the present but just thinking ahead. My home has many features that are positives, we redid pretty much everything. Yes my home would likely not be on MLS at first, many homes by me sell through the listing agents not MLS and open houses are not needed. I would definitely want all features of my home to be pointed out by my listing agent b/c sometimes buyers are looking at so many things that they overlook things that they will appreciate or like once they live in the home and get to know it.

Agreed. We are seeing quite a few custom homes selling for the same price as those that need work. quite discouraging for a current homeowner.

They key word there is custom.
Most people don't value custom details like window coverings etc b/c they are not their taste...they would change them anyway

You should make your home your own and enjoy it but don't expect the next buyer to value what you do!
