-fix small cosmetic issues
-fresh paint in neutral colors
-remove family photos
-make sure landscaping is up to par and house has curb appeal
-de-clutter

Funny - I just posted a blog on this site the other day -- 4 easy steps for getting your house ready for sale! You should check it out.
The 4 steps were - 1) clean, 2) declutter, 3) neutralize (i.e., depersonalize), and 4) repair.
Basically what the previous poster said, but in more detail.

don't pack yet or show any boxes. looks like you're in a rush to get out and pple don't like empty homes
replace anything broken
make sure everything is up to code and if you did any work, additions, etc on the house you have to make sure you have the C of O

i think the biggest is to declutter, maybe move furniture around to make the rooms look spacious. also when we were selling i made sure the closets were cleaned and even just took stuff out (normally the rack is so packed) so it looked like we had plenty of closet space for our stuff!!
