Walk through tonight! Anything I should know?

We have our walk through tonight. The seller and her broker haven't exactly been easy to deal with, and we don't have our own agent. I know to check all the lights, doors, windows, appliances....is there anything else I should check for? Does anyone have a 'walk through checklist' they used?

Check appliances

Bright a lamp to plug into each outlet

Bring camera and take pics

There were a lot of chandeliers and built ins that ended up being taken .. So make note of what is being kept. This will all be documented when you close but sometimes homeowner adds on stuff to take.

Flush the toilets, run every faucet, check doors...basically check every nook and cranny. Good luck!

Seriously - scrutinize everything. Especially if sellers are a pain. My seller couldn't stand the sight of me after everything (and vice versa). But I didn't give a crap. It's the biggest purchase of your life.

Oh I plan to stay there as long as it takes. I'm also 8 months pregnant so I take my time.

Is this the final walk through? Can you have an inspector go with you? Mine offered to go with me on the final walk through for a small fee. Make sure shelves are staying. The home I bought had anchored shelving in every room on all the walls. When I did my final walk through there were dozens of huge holes in all the walls. It wasn't a big deal for me since we were going to paint all the rooms and my dad is a painter and can easily plaster and paint walls. If that wasn't the case it would have been expensive to have a painter come and repair the walls. Anything attached to the house like shelving should stay in the house! Oh and test the burners on the stove. I didn't and after I bought the house I realized one was broken. It was an electric stove so even though the burner lit up when the inspector turned it on during the initial inspection, we didn't wait long enough to see that it would go on then turn off after a few minutes. Flush the toilets. After my friend moved into her house one of her toilets wasn't working. Turns out the prior owner flushed an entire mop head and clogged the toilet!

Most home inspectors include a final walk through checklist with their report, or you can find them on the inspector's website often.

The main thing is to make sure that everything that is supposed to come with the house is in working order, and that nothing's changed or been damaged since you saw you went to contract on the house. If any repairs were supposed to be made by the seller, of course, check that they were done.

If you do see a problem, remember to call your lawyer as soon as you leave the inspection and let him/her know. Your attorney will need to work out a credit with the seller's attorney, so the sooner you give your lawyer a head's up, the better. Most things that crop up are minor and won't delay a closing -- you will go the negotiated credit route.

But if you can, take a photo to document whatever damage or problem you find (if it's something that is photographable... obviously an appliance that won't turn on won't lend itself to photographic evidence!). The attorneys, who will have to hash it out, aren't there with you at the house to see the problem, so the more "evidence" you can provide, the easier it will be for your attorney. Also, if you do find a problem -- make sure that you point it out to the seller and their agent. First, you want them to see that there is an issue, but more importantly, they may be able to resolve it. I've had buyers who have trouble getting something to come on, but the homeowner then shows them how to do it and it's not a problem. So speak up, ask questions, etc.

Also, if the house has an above ground oil tank, take a photo with your phone of the oil tank gauge. The seller should have had the oil company come and do an official reading, but it doesn't hurt to document how much oil is in the tank, because you are going to be paying the seller for it at closing. So if they say it's a half tank and you saw it was a quarter tank, you will have something to show your attorney at the closing table.

Finally, I would ask the seller (or their agent) for all manuals for appliances or house systems, warranties, etc. You may want to ask who they use for landscaping and for the garbage/recycling pickup schedule. Of course, you can find that out on your own, but why not make life easy and ask!

About what stays with the house - - Just keep in mind that the contract governs on this (there is a standard clause in the contracts, but attorneys routinely modify it, add things in, etc.). So you may want to have a copy of your contract handy to refer to if you have a question about something you thought was going to stay and you see is removed.

Does your house have a basement or a place where you can see pipes? If so, when you have the faucets running, have either Jon or yourself check to make sure the pipes don't leak when water is running through them.

We didn't do this and it turns out that whenever the upstairs shower is on, the pipes that are located in the laundry alcove drip!

Christine, thank you so much! I totally forgot about the checklist with the inspection report. I will dig that up now. And thank you for your kind thoughts. This has been so stressful I can't believe the end is actually in sight! (I actually won't believe it until we get to the closing table!)

Check all the cabinets and closets. Our home was supposed to be broom swept clean when we went for our walk through and all looked ok until the next time i went in and started opening up drawers and cabinets. It was disgusting!!!Cost me hundreds in cleaning ladies because of the amount of work!!
