water in the basement

we need to fix up our basement so we can rent it out, but currently we get water floods when it rains sometimes can anyone reccomend someone who can fix this? Thank you

Do you know where the water is coming in when it rains? Through cracks or a window?

We bought a house last year with a mostly finished basement only to find out it flooded everytime we got heavy rain. I did lots of research and spoke to many people (from landscapers to basement finishers) to finally find a solution. The first step is to figure out how/where the water is coming in and then to figure out why (you may need a prof. for that). It could be an easy solution that you can fix yourself or you may need a professional if it's a bigger job.

Try extending your downspouts further away from your house first see if that fixes the problem. If water is coming up through the basement floor then you'll need to call in an expert and that's big $$$



Not necessarily. We had that problem and we were able to correct it with changing the grade of the property and as you stated, having the water directed away from the house (we had piping installed underground and the downspouts flow into that.)




The first question that needs to be answered is: Where is the water coming in from?

We had a sump pump installed by Healthy Basement. They did a great job. We used to have water come up through the floor but haven't had a problem since.

Do you know why you're getting water to begin with?


We had 3 sump pumps that used to run constantly and there were still times when water came up through our floors despite the pumps. We no longer have water issues now that we have changed the grade of our property and resolved our gutter issues. We've since filled in one pump and the other 2 have been bone dry for almost 2 years.
