We found a house I absolutely LOVE
the house itself is just beautiful. an 1800 farmhouse in Wallkill. beautifully Maintained, across from a cemetary ( ) NOTHING that MUST be imeediately done...I even LOVE the paint choices.
the home is 2 levels, 1800 sqaure feet. there is a basement, but really does not lend itself to any finishing.
it's a 2 bedroom, 2 bath home (with a 3rd room convertible and potential to finish the outbuilding into a cottage)
the trouble is this...
there is an eat in kitchen which flows into a large foyer (small "great room) which flows into the living room.
I can imagine everything in this home...EXCEPT a large sit down family dinner.
there is NO WAY the dining area would accomodate such an event. it can fit a rectangular 8 to possibly 10 person table..with very little manuevering space.
cocktail events would be easily rememdied.
but it's the formal dinner parties that I like doing that seem to be hard to do here.
the property has SOOOOOOOOOO much going for it otherwise. it PAINS me to not have it.
I don't know what to do at this point.
I feel like we can keep looking...there's got to be other homes similar what may be easier...but again...this place was just at first sight.

the details of this house are wonderful. the large plank floors, the entry foyer/area...the BANISTER leading up to the second level....the fire places...the mouldings...not to mention the outbuidling and the yard area.

That house is lovely-the banister/staircase is gorgeous. I can't see the entire floor plan but is there really no way to enlarge the dining space in the future? If so, I would do cocktail parties until you can afford to bust out a wall.

Love that house!
So...there is no way you could remove living room furniture when you need to?
I just did my first bigger party and I was nervous because we have a living/dining/kitchen setup (which I love!) --- but I ended up having more room than I thought.

I thought about that...but this home was showcased in a magazine for early american architecture in 1996. I don't feel all that great knocking into or changing it b/c of that...unless I did it on the back end...which would cut into the yard.
I originally thought we could extend the right side of the house out a few feet..making the kitchen/dining room larger...but thinking about it...do I really want to do that to this house?

It's a beautiful house, but if having lots of people over for dinner is up there on the top of your "must haves" list, then i'd really think about it... especially since you don't feel comfy knocking down a wall or 2.

I was going to ask the same question.
When we have large dinners for holidays at my grandfather's house, we turn the dining room table sideways, put a nice table on a folding table and have a nice, large dinner.

I love it Just have formal BBQ's. You can definetly fit them with all that property.
I think you would def be able to have them inside anyway. The house is fantastic

I know! the price is awesome and the taxes....dude, the taxes will probably come out LESS than what we currently pay in city income tax.
we'll have slightly MORE $$ than we do now after paying property taxes
the dining area really IS the only downside.
there is no bathroom on the first floor, but we can either have one build in the mud/laundry room (big enough) OR convert the closet in the office/guest bedroom to a powder room or even a half bath.
we would have an inground pool put in the backyard. and we could convert the outbuilding to a garage with a loft apt above it.
UGH...UGH UGH UGH

Look around some more but this house really has some charm to it. For me it would be PERFECT! I would be able to figure out everything else...how is the commute? How does da bomb feel about this house?

I may have a suggestion. First, that backyard is huge you could definitely take off a chunk to do a dining room. In the meantime-Have you ever seen cocktail tables that turn into dining tables? My Mom had one for years that she now passed on to my sister. They are still out there. I think they may be called Pop up tables

I think when looking for a house, unless you have an unlimited budget, you usually have to make some sacrifices. If you love everything else about this house, I would seriously consider it. I was looking at the pics - is there any way you could remove the pennisula in the kitchen? That would give you more room for extra seating when you have a party.

we could definitely remove the pennisula...but it's awesome the top is COPPER!
that's just it...I LOVE this house..just the way it is.
I think I may love it too much to want to change it just for me......is that possible?

Is the shed/outer building big enough to use as your party room? I think this might work for spring and summer parties. You can have fall & winter cocktail parties in the main home.

after talking with dh last night, I think at this point we will continue to look.
if it remains on the market and we don't find anything that thrills us, we will revisit it.
I sincerely hope that whomever buys this home knows just how special it is and treats it lovingly. it's a rare beauty.
ETA: figuring things out and fitting people in is what we currently do in our apartment. since we will still be here during the week...we'd like a space with a little more legroom.
this home is at the lower end of our budget...so maybe time and a bit more cash will get us something AS beautiful with a bit more space.

looked on realtor.com and found this home in middleton for $449k. built in 1935 but totally updated. 3240sq ft home on 2 acres with babbling brook.

I agree.
Its so hard to find a period home that has been loved and taken care of or been tastefully restored keeping the homes original character and feel in mind.
We have an older home and previous owners were flippers and oh the things they did we would have never!
