Good SD Min 3 bedrooms Min 1.5 bath Basement (unfinished is fine) Garage
In addition, it has to have a decent size lot with a good backyard.

1. The right neighborhood 2. At least 3 bedrooms 3. Two full baths 4. Eat in Kitchen 5. Dining Room 6. Huge Family Room 7. Garage 8. Quiet block/location 9. Little or no renovations to be done

1. excellent SD 2. new construction or updated throughout 3. nice size property 4. open floor plan 5. Master suite

1. specific towns/zip codes (Huntington/Huntington Bay/Lloyd Harbor, Lloyd Neck, Centerport, North Greenlawn, Cold Spring Harbor, Oyster Bay)...must be commutable to airports & NYC 2. specific SDs 3. 1/2 acre or more (land must be useable...no slopes) 4. tree lined streets and/or neighborhood w/mature streets 5. no corner lots 6. no double lines 7. home had to be structurally sound

We bought our second home so I was picky..
1. Must be in Northport Schools 2. Colonial
(those two limited it a lot)
3. real hardwood floors, as much as possible 4. at least a 1/2 bath on the first floor 5. little or no steps into the house (my Dad is handicapped) 6. 2 plus bathrooms 7. master bath 8. basement 9. comfortable eat in kitchen 10. fireplace 11. dining room 12. separate den/livingroom areas 13. at least three bedrooms 14. vinyl siding or brick and in good shape 15. no corner lots 16. no pools 17. no main roads/double yellow line 18. houses had to have a nice distance in between 19. No commercial vehicles on properties- I came from a neighborhood where a lot of contractors brought their vehicles home and I thoguht it was ugly.
The only thing I compromised on was the half basement. Then again, you all saw the massive renoivations I still had to do. One bonus was two fireplaces and the very low price we got it for due to the interior's condition.
