whats the rule for removing a house off MLS?

the one we are in contract for is still on there Chat Icon we have been in contract since last friday. my real estate agent told the lising agent to remove it on tuesday. its still up today

It depends. Some listing agents remove it as soon as there's a signed contract, some keep it on there until it actually closes.

there isnt a rule per say- and some agents will keep it on until it is actually sold. Usually they at least update it and write- under contract, seeking back-up offer or something to that effect.

Our coop stayed on the market with no such note until WELL AFTER we closed- depends on the agent/company rules

Ours went off when we went into contract. I suppose he didn't want people calling him asking about the house when it wasn't available to buy. But I know some agents keep it on so if someone calls they say that it is not available but I can show you something else as a way of getting business....

i saw a beautiful home in port jeff on MLS and when I had my mom call on it to set it up, it was in contract.

Our house was still on MLS for about a week after we closed... Very bizarre.

My RE agent said once contracts are signed by both parties its supposed to come off the MLS. it was still on her RE company site but said "in contract"

I think also the reason why it takes so long for it to come off is kind of a tactic by the RE agency.....for example, if I saw your house on MLS and loved it and wanted to set up time to see it (and you are already in contract, etc)...and I call up the agency...and they say, "oh..well, it's in contract, but I have something else just like it not to far from that town.."

I think it may have to do with trying to bring in more business, KWIM?

I totally agree. when I wasn't using a RE and i was calling on my own they did this to me all the time. But I thought that was against the law??? I'm pretty sure I was told this is. they can't use a contract property to "bait" you in.... I will look further into this

oh my..there are tons of tactics they use, sadly..

my mom is my RE and sometimes we are out and about and looking at areas...and she will call up the listing agent and they don't know i'm sitting right there in the car, and they have such attitudes (i think because they really want to have the listing themselves, and therefore do not have to split as much) Like, they will try to say the house is in bad shape (when it isn't) or if she says she wants to see it, they never get back to her.

my mom says it is such a cutthroat business, especially in today's economy.

it's sink or swim! lol
