Which would you rather spend $$ on?

We have a few thousand left to spend on our renovation. We are deciding between 2 projects.

1. Putting 2nd floor laundry in. We have laundry right now on the downstairs level and we have a nice laundry room. It works but it is a pain to drag the laundry back and fourth. We will have our bathroom walls open because we are remodeling it. So if want to do laundry now is the time.

2. New floors in our kitchen. Our kitchen has ceramic tile. It's not horrible it's just not a wow. We could use the money to put down new tile or hardwoods. The kitchen is one of the first rooms you see when you walk through the door so new flooring would make a nice impact.

My vote is for new nloors in the Kitchen. Adding the laundry to the 2nd floor is convenient but if you already have a great size space on the first floor I would just leave it.

Another vote for kitchen floors. I'd worry about a leak in the laundry room ont he 2nd floor, if there was already a great laundry room, I'd leave it.

Kitchen def. if you're also thinking resale value down the line, I think kitchens will sell homes more than laundry rooms.

wood floors in the kitchen

it changed the look of my first floor - and they aren't even refinished yet

as a real estate agent - people don't love the 2nd floor laundry as much as you would think - they worry about floods and leaks

Floors definitely. I wouldn't want my laundry upstairs.

Which would you rather spend $$ on?

I'm not a fan of laundry on the 2nd floor - scared about possible leaks.

I would go with the floors

I also like the laundry on the second floor - we've had it for seven years and no problems - so much easier than lugging laundry around. And then you'll have that space on the first floor to do something else with (storage closet, add space to another room, etc).

If they do a second floor laundry right they will do a drain pan so if the laundry leaks it goes down the pan and doesn't flood the first floor.

Second floor laundry is awesome. I originally had laundry in the basement. When I did the construction on my house I did a second floor laundry but I also decided to leave the existing W/D in the basement so I have two sets of W/D. Usually when we do laundry it's done on the second floor machines. But if we have a ton of laundry to do at once or if you have a large family, you will have the option of running both sets of washer/dryers at the same time eliminating the time needed to do laundry in half.

Do the laundry while the walls are open, being sure to include a waterproof pan underneath the machines. You will enjoy the convenience. Then, save to do the kitchen floor later.

I would do the laundry room. I had that in my first house and I know for sure I am going to miss that terribly. You can always do the floors later

def floors. We have wood in our kitchen and I love it. we also have laundry on our first floor. I thought about putting it upstairs and while convenient for not having to carry up and down, I am mostly on the first floor when I would be doing laundry. If it was upstairs, I would only be able to do it at night or would have to purposely go up (and remember to go up) to do it.

If you dont do the laundry now, will you do it later? If so, makes more sense to do it now, at the same time. If not, and you are fine with your existing laundry room, then I would do the kitchen floors.

We just did a major remodel that included moving the our laundry from an alcove area on our first floor. Long term plan is to move it upstairs, but it was impractical for us to do so now -- realistically we need to do it at the same time as we remodel our upstairs bath for cost purposes and to have access to the space we want to use. We moved it to our basement utility room temporarily. Nothing fancy but gets the job done.

As part of our kitchen remodel we did lay hardwood floors, which we like a lot so far, but again it made more sense for us to do it now when we were remodeling our kitchen and when we planned to refinish all of our downstairs hardwood in one shot (a huge PITA). Think long term, because if they are both things you will do eventually, it makes sense to do them when it is more practical logistically.

if you're going to do the laundry eventually anyway, makes sense to do it now while the walls are open.
