would you buy a house if...
it didnt have a bathroom on the 1st floor.
we like a house we saw, then when we got home to discuss we realized the house didnt have a bathroom on the 1st floor!. 2 full baths upstairs and half bath in the basement.
weird, no? and theres no room to add one

I was typing that's strange then I realized... My father's house is like that! It's an attached Tudor and it has a full bathroom on the 2nd floor and a 1/2 bathroom in the basement but no bathroom and no where to put one on the first floor. I find the house to be an odd set up, and he's owned it for 20 years and I lived there 1/2 the time for 10!

There's no way to convert a closet to a half bath, or an area off/near the kitchen, even if you have to take a little space from somewhere else?

I did... we have two bathrooms (one main and one master) and they are both on the upper floor, although its not a lot of stairs to go up (I have a split level)...I would have liked one in the den, at least a half bath. But I guess I didn't think about it when I bought the house.

Personally no. I know a few family members that have home like this and I find it quite inconvenient, plus i dont like the idea of having parties and people having to go upstairs by all the bedrooms to use a restroom. It would be a deal breaker for me, unless there was a possibility to add one on the first floor but i can imagine that would be a great expense.

If you have a 1/2 bath in the basement and 2 full upstairs I think its fine - you can send guests downstairs as well.

normally i LOVE the idea of an open kitchen but with this home, it would really take away from the formal dining room and the kitchen is small as it is...guess i answered my own question
theres only 1 closet and thats the coat closet by the front door.

Definitely not. My ILs and mom both have problems with stairs, and I would never want to force them to go up or down stairs just to use the bathroom. Other guests sometimes have issues with steps as well.

we only have bathrooms upstairs (the level with the bedrooms) and one downstairs where our family room and playroom are.
so you do have to go up or down to use the bathroom, BUT we have a split, so its not a full set of stairs. I never really thought about it being a problem until my grandpa came over shortly after being in the hospital and I worried about him having to go up or down.

most splits don't have a bathroom on the main floor. in that case i wouldn't mind, but i know when my grandparents visit my parent's house (split) it's not easy for them to walk the stairs to get to the bathroom.

No. And I saw a house in Florida that the only bathroom on the 1st floor was inside a master suite so you had to go through the bedroom to get to the bathroom on that floor. Didn't buy that one either.

I know someone with a similar set up and they added a very tiny bathroom that's basically inside the kitchen....probably old pantry.

We have a split and there aren't bathrooms on our main floor. 2 full upstairs and a half on our den level. The only time I see it being an issue is when older people visit. But it's our house and it isn't an issue for us.

Same here. My grandmother visits a couple times a year and my FIL comes pretty regularly and neither can do stairs. This would be a deal breaker for me.

meh. my house is like that and its really not a huge deal. a little annoying when potty training little ones, but definitely would not be a deal breaker for me if i loved the house otherwise.

Same. In our case, it's not a big deal because "upstairs" or "downstairs" is five steps. But in a cape or colonial or any other layout with a full flight of stairs, that would be a deal breaker.

Is this your "forever" house, or just a raising family house? When we went house shopping, we were already in our mid-30's and realized we'd be in our 50's soon enough, and specifically went for a ranch so we wouldn't have to worry about stairs for everyday use. We plan to never move again.
If you see this house for you for shorter term, then yes,you can make it work. Will it work for you when you're in your 60s and 70s?

Same here.
My father is disabled and can only do a few steps when absolutely necessary. My house has one step up to enter and a 1/2 bath on the first floor. One of the main reasons why I bought my house.

I lived in a 1 bedroom apartment & the only bathroom was in the bedroom. It was convenient in the AM & weird for parties.
It did force me to always keep the bedroom clean though! It was a rental & I was only there for 2 years--not sure I would have bought an apt like though.
