Would you buy a house that didn't have a separate dining room?
The house DH & I are considering putting an offer on doesn't have a dining room and minimal 'eat-in-kitchen' space. I figure we could put in a breakfast nook, but we will not really be able to entertain for dinner/holidays unless we set up a table in the livingroom. DH loves the house, I loved it until my dad came to see it and pointed out some minor things. Now i'm scared again. Anyway- input?

We don't have a separate dining ROOM but more of an eat in kitchen where the room is attached to the kitchen area. We are able to have a table for 6 and add extra people with other chairs to have about another 4 in that area.

Re: Would you buy a house that didn't have a separate dining room?
nope it was a must have for us, but we like to entertain and have holidays
if you NEVER entertain and your kitchen can accommodate your family + a few extras I think it would be ok

How soon would you be able to renovate?
I wouldn't buy it if I couldn't renovate right away.

Jen..is there room to expand? If you EVENTUALLY can extend the kitchen and you love the house and can live with not entertaining for a couple of years. I say do it! Is DH handy where he would be able to do some work? My DH is horrible with handy work so we got lucky and found a house that didnt need that much work!

Re: Would you buy a house that didn't have a separate dining room?
i really wanted a dining room, since i already have a dining room set. however, the house we are buying doesn't have a separate dining room, but does have a dining area for the hutch and room for at least 6 people at the table. we haven't tried to put the leaf in the table for more. we are hoping to eventually build on our house and put in a dining room.
if you can live without the dining room/area for the time being, but will be able to renovate eventually then go for it. unless it's an absolute must have right now! good luck!

I wouldn't buy a house with one or an eat in kitchen. we have a Great Room, so the DR table is right next to the kitchen.

I wouldn't. That was my stipulation to have an EIK and a DR. Nothing sux more than not having the space to accomodate guests when you have parties (holiday or not).

I think you should keep looking. I think you will regret. I would never, esp with such a tiny kitchen.

Re: Would you buy a house that didn't have a separate dining room?
I ended up buying a house without a dining room. Initially a dining room was a must for me, but my husband really loved the house and I loved other parts of the house like the sun room.
What I did though was set up the living room as a living room/dining room (still my work in progress). In the room I have a 8 person dining table with a love seat, accent char, coffee table, a decorative storage unit for my china and glassware, and a tall glass shelving unit for my decorative items to display. When I entertain we eat at the dining table, but if someone wants they can sit on the love seat and still be part of the group (know what I mean?). We have no TV in the living room. We watch TV in the finished basement. HTH

Re: Would you buy a house that didn't have a separate dining room?
It depends. I bought a house without a formal DR though in the future we can renovate and make one of the first floor BR a DR if we choose. I am not big on entertaining(I dont and will never cook) and my family gatherings would be more BBQ on the deck type thing so I don't really care about it. Our kitchen fits a 6 person table and that is fine for me.
If you have a big family and are big on hosting Thanksgiving feasts then I would move on unless there is room for expansion.

Re: Would you buy a house that didn't have a separate dining room?
the house we sold did not have a formal dinning room, it had a Nook area which we could move the table around for times we had a lot of people over.
I see that the new owner must have put a big dinning room table in what was our living room, not sure what's going on in the Nook area. plus the house had a den so I guess losing a living room is an option for some people.
in our current home we also do not have a formal dinning room but a large area in the kitchen, at some point we will knock down a wall to open the area up but will never have a separate dinning room

Re: Would you buy a house that didn't have a separate dining room?
The only way I would be ok with it, is if the eat in portion flowed into the livingroom so I would be able to utilize the livingroom if need be. We did this for holidays when we lived on LI. We had a split so it was easy to do.

No, but we've been hosting Thanksgiving for 15+ since we were engaged. I'm not willing to give that up.

Re: Would you buy a house that didn't have a separate dining room?
yes, but our eik is pretty large and we have a large foyer we could put a table in if need be for the bigger dinners.
if you can think of creative ways the utilize the space, do it.
ask yourself honestly, how often will you have 20 plus people over for dinner.
and should you let those times effect how much you will love a house you are in every day.

Re: Would you buy a house that didn't have a separate dining room?
I either have to have a large EIK or a dining room. It seems like this house is lacking both, so I would definitely pass!
