WWYD - Making an offer **UPDATE ON BOTTOM**

So, let's imagine you go to an open house and you see it has great potential, and you really like it.

You look at the listing sheet and they are asking LESS than you suspected for it.

Your budget is about 30,000.00 less (as a maximum) than asking.

Would you make an offer? even though you know in your gutt they wouldn't accept it? and there is no wiggle room for bartering back and forth?

just curious is all...

In this case, I dont think I would bother... They are already asking a lower price than expected (why is that? what is wrong with the house? could be some major things...) If your max budget is 30k less than asking... What would you start off offering then? In most cases, you're not going to offer your max on the first shot bc it leaves 0 wiggle room...

Are you prepared to go higher than you had planned on spending? Because that just may happen in this case if you get caught up in negotiations

Bottom line: If you'd rather KNOW how bidding could have went and it would kill you not to at least try, then do it... you dont have to come to an agreement if it just ends up not fitting your budget ya know?

Sometimes they list a house for lower then what they want to get a bidding war. I would probably offer what you think it's worth. My inlaws are prob going to get 10k more then what they listed the house for cause of a bidding war

I thought about the bidding war thing...

when i was selling, my realtor listed my house very reasonably and don't you know i had three people bidding at one time! it wasn't a "war" per se, because there were some realtor issues thrown in there, so we thought an offer was a dead one...

the house has been on the market for one month and has had one open- house as far as i can tell.
it needs upgrading (all the walls have wallpaper) and there is an apt in there, which we wouldn't want...

we met the lady too, she loved my little girls running around.

i think the thing about it that we love most.... it is soooo clean. after seeing a bunch of dirty crap out there, seeing something clean blinded us!

DH will call today to see if it is still available. during the open house... there were tons of cars there. we walked out of there saying to each other "that will sell today."

You have no way of REALLY knowing they won't budge until you try.

You have nothing to lose if they turn it down, so why not?

I can definitely say if a Levitt is in excellent condition and it's priced right, it will definitely sell quickly.

My RE agent said if the house has "sizzle", it's going to move.

But with that said, definitely make the offer. Most likely they will counter and then you know where you stand.

In fact if the house is 30k over your max budget, offer 40k under list. That way you have a little wiggle room if you get into a counter-offer negotiation.

Totally worth a shot, make an offer knowing they may try to start a bidding war. But you never know so it's worth trying.

You should make the offer you have nothing to lose. I would go in with what you can pay and just make sure that it is known that is the highest you can go- you aren't looking for a counter

I think once we are done with Obama's first time home credit, the market is really going to come back down to earth and sellers are going to have to realize they aren't going to get what they want.

I would personally wait them out, especially if you are not a first time homebuyer. They will eventually break. And if they don't, just find another house. There is tons of inventory out there and new listings coming out every day.

booo, so sorry it didn't work out. but keep an eye on the house. sometimes they just sit and the owners eventually lower their prices. let your REA know you really liked it and to watch it for you.

I am going through the same issue with sellers "not countering".

The reason for this from what my Realtor is saying... is because if they counter at your initial lowball offer... they are starting at a much lower position.

They want you to raise your initial offer, and then they will most likely counter.

Sucks and the process with these sellers is slowly starting to aggrevate me. Chat Icon

Keep your eye out though.

This happened to a friend. When they made their first offer, it was low and the seller felt that the house had just been put on the mkt she wasnt willing to take that low.

They kept looking and fast forward a few months and the house lowered their price, my friend upped her offer and she is now living in the house!

def keep your eye on this house

we just had a situation where my boyfriend (who is a real estate agent) put an offer in on a house for his childhood friend

they accepted another offer

that offer fell thru

and the listing agent did NOT call my BF

we were away in mexico and his friend from the house online

they should be in contract by next week! Chat Icon
