wwyd- apart rental

Hi I rented out my apt last night and took a $ 500 deposit.. I did this because I NEED to have this place rented, I also had another offer that same day but the guy said he will let me know tomorrow (today) and I did not want to say no and count on this guy

well this guy came over with deposit and wants the place- I want to rent to him( its for his elderly mom, with an aid, no cars, etc, other person is a couple which means 2 cars, more people over, etc..)

here is my dilemma. Would I be a horrible person if I call up the first to be tentant and tell them the truth and offer to go to them to give back the money? And should I offer them some extra?

honestly, if i was that serious and gave you a deposit first, only to learn that you gave the apt to someone else, i would be livid.... when i was apt hunting, i went through numerous nasty old apts before i hit upon that diamond in the rough... and to have to go looking through more apts when i think my search has come to an end... i'd be devastated

but, in the end, you do have the final say... you could always feel around and ask them if they have any other apts they are serious about so that you wont feel as bad... Chat Icon i personally would feel too much guilt to pass on the couple...

I would tell them your situation has changed and you will be letting a family member live their for now. I don't think it would hurt as bad to hear it that way.

a similar situation happened to us.

someone was dropping a check off, i had to call them to say that we decided to rent to someone else. (i lied and told them it was my cousin)

you have to go with your gut. just give the 500 back and wish them luck.

As a tenant, i'd be ******. You don't know how many other places that tenant turned down after giving you a deposit.

That happened to me a few times!Chat Icon
Not only was I angry, the last time it happened, I ended up having to rent a storage unit & move twice, because I couldn't find a new place in time.

I personally think it's wrong. I remember the emotions I felt when apartment hunting and becoming emotionally attached when you finally find something you like.

But it's your house and therefore your decision. If you're going to take the offer back from the couple, you might as well tell the truth. Lying is not going to really help them or you in the end.

I'm confused. who do you want to rent it to? The couple of the elderly woman with an aide?

Personally, I'd go with a couple (2 people; 2 incomes..meaning if one can't come up with the money, the other can)..versus the elderly woman who is at the house ALL day.. sick and god knows what else.. has an aide that may or may not be there all the time and bring over friends.. equipment, what if this woman needs help and the aide isn't there? do you want that responsibility?

this happened last night and they will move in the 15th

I want to rent to the elderly woman- i will be just her and a aide that comes to the house.
The couple- the girlfriend just moved her from oot of state and does not have a job yet. so she will be home .

they came over last night at 930pm
they did not turn down any other places.

I was thinking the same thing about you guys taking that responsibility, she might request certain things to accomidate her needs.

IMO I would go with the couple.

The girlfriend will eventually get a job and not be home 24/7. The eldery woman will be home 24/7 and I would be concerned with your liability if the aide is not there and something happens.

I understand your hesitation to rent to a couple versus a single person, but I would reconsider, especially since you already took a deposit from the couple.
