Is there a checklist of things to check when we go. Anything anyone can let me know to check...

Check everything! Appliances, light switches, outlets,windows, etc. We did not check the windows during our walk through and the first warm day we found out that several of the windows in our house do not open. One of the windows actually had a broken pane of glass that we did not notice. We also discovered after moving in that two of the four burners on our stove have to be lit manually since the automatic ignition mechanism is broken on the burners. Also, make sure all of the final readings on the utilities are done on the day of closing. We never double checked and it turns out the final reading on the water meter for my house was done over two weeks before our closing date- Now I am stuck arguing with the City to adjust the bill.

if anything is wrong what happens. I mean we signed accepting as "as Is" and had an inspection. I was not there for it but wouldn't the inspection guy have checked for all this stuff

The inspectors do not always check appliances nor do they check every electrical outlet. They look for structural issues and major problems. If your contract say "as is" then there is not much you can do unless something has changed since the time you signed the contract. In my case we could have had the previous owners repair the windows. The main issue for us was that due to the age of our house many of the windows have weights that are stuck/broken and some of the windows are painted shut. We plan to replace all the windows down the road but for right now I cannot open any of the windows in my dining room or office- pretty inconvenient. If something appears to be broken, etc. you have to contact your attorney and they will address the issue with the sellers' attorney.

Something could have happened between the time you did your inspection and the date of closing when the walkthrough happens. They could have been moving a piece of furniture and put a hole in the wall. Appliances could have died. Pipes could have sprung a leak...
Google final walkthrough and you'll find a bunch of checklists.

I don't know if this is to late, but def check appliances etc. our sellers swapped out the Bosch washer and dryer, and they were in the contract! We also had pictures from the home inspection to prove. But some sellers will try and get away with anything!
