3rd floor dormer?
Has anyone done a third floor dormer? We have a legal 2 family in Lynbrook, and my parents are on the first floor and we have the second floor and attic. There is a bathroom in the attic now, but with 3 small children, we'd like to dormer the attic, if possible, to add three bedrooms for the kids. I know it would be involved and we would need a fire escape, etc., but before I get ahead of myself, I am wondering if this is even possible? My uncle has suggested that instead we build off the back of the house, but I don't think I'd liike the flow as much.

3rd floor dormer?
The answer really depends on what your town says.
In my town, finishing the 3rd floor is out, unless you are grandfathered in. On top of that the max height is 30', which isn't really high enough for a full 3rd floor. I know someone who was trying to do it in Mineola, and was told he needed all sorts of additional things, from a commercial sprinkler system, fire escape etc etc, and ended up skipping it.
I would go talk to the town plan examiner and find out what the limits/requirements are.

Most towns wont allow it because of the high requirements
