Kitchen Reno
We are starting the process of a kitchen reno. We are pretty schocked at the prices we are getting?
What did you pay, and what did you do?
We are planning on:
Knocking down 2 walls for an open floor plan, 1 header will be put in.
Adding an island
New middle of the line cabinets
Hardwood floors added to kitchen, refinishing rest of floors to match
Adding a slider to backyard which includes a landing & steps.
Possibly moving the kitchen to the other side of the house which will be 10k more.
Getting quotes from 55k to 65k. I feel like this is a lot of money for what we are doing.

I actually think that considering you want to take down walls and put in a header, the numbers you have are kind of low. What you have listed is not really just a kitchen reno, you are redoing a large part of your home.

I was going to say this...your added cost is the knocking down of walls and the new header...along with new wood floors, sliding doors and creating a landing and steps.
My cabinet and counter tops ONLY is almost 20k and that's not labor or plumbing/electrical. I'm talking a cheaper line cabinet too Fabuwood Nexus.

Re: Kitchen Reno
A lot of this is similar to what we are doing and we are spending 22K BUT we are doing mostly everything ourselves with the help of my dad who is a former contractor...this obviously makes an enormous difference.
The size makes a huge difference too. The bigger your kitchen, the more cabinets, granite, etc. Your kitchen could be twice the size of mine.
Here is what everything cost us:
We did all the demo so that cost us nothing...
We knocked down 2 walls and needed a beam - we had someone come in and do that for $1200
Sheetrock & Spackle - we outsourced this because we wanted it done right. It was about $1000 to have someone come in and do.
Kitchen Cabinets - $7000 (They were purchased from an online wholesaler and we had to assemble ourselves). They are designer though with soft close, rollouts, garbage pullout, decorative hood, etc. Includes cabinets for an island.
Granite - we have to outsource this obviously. spending about $4000. I have a lot of new counter space including an island.
Removal of sliding door and installation of new single pane to gain more wall space. The door was $400, we installed ourselves.
Electric - we did ourselves but all new wiring, outlets switches, recessed lights, pendants, under cabinet lighting...probably around $1000
Heating - we needed heating moved and relocated. We outsourced this and paid about $500.
Floors - we outsourced. needed additional hardwood installed to match the rest of the floor, sanded, stained and poly'd. That was $1700.
Backspash - around $500 (basic subway tile).
Appliances - $4000 including a new fridge, dishwasher, electric range slide in, wine cooler for inside island and insert range fan to fit inside the decorative hood.
Miscellaneous costs - wood for crown moldings, trims, paint, hardware, faucet, $1000

Re: Kitchen Reno
We live in a cape and did everything you just mentioned this past winter. We didn't relocate kitchen but we did open floor plan. We didn't sink header so it's a bean running along the ceiling. Soup to nuts about 40k.
Cabinets:7K Countertop: 5K Appliances: 5K
Labor/floors/Sheetrock 2 rooms on first floor/sliding glass doors/new kitchen windows/new crown molding:$23K.
We have a REALLY great contractor. So reasonable.

Re: Kitchen Reno
Is this labor only, or including some or all of the materials like cabinets, granite, etc?
Also, if you're putting in a header, that means you're probably taking down a load-bearing wall. I would encourage you to talk to an engineer or architect to make sure the load is properly supported. We did something similar, and was shocked by the number of GCs who were willing to "estimate" how much support was needed (usually under-calculating it).

I actually think that those prices sound really good considering all the work you are doing. The prices are seriously so insane these days.

That's a lot of work to be honest. Especially with the slider and the wood floor refinishing. Sure you want hardwood in the kitchen though? You can get tile that looks just like hardwood than can match the rest of your house.

We didn't add a slider but did all of the other same work for about $40k. This included cabinets, countertop and tile in my small laundry room as well.
