Cost to build a house on LI

Has anyone looked into the cost of building average sized home on Long Island from the ground up.
I understand you can spend 10K on a kitchen or 100K on one depending on your taste but I'm looking for the cost of just a basic house.

Is 200-300K realistic plus the cost of land?

No, I don't think its realistic. Have you considered the taxes on a custom built home? Taxes on new construction on Long Island are INSANE and there's no way to know what they would be until you actually get your tax bill. I had friend's builc a home and they ballpark estimated the taxes based off comparables in the area and their estimate was under by around $8K. Total taxes were around $25K/year.

We looked into building new. My numbers are a little skewed because my FIL would have been our GC, so we were saving that cost and he knows people in the business. Also we looked into this 3 years ago, so prices may have changed. However between Architect fees, permits, materials costs, and labor, we were looking at about $300K (plus the cost of the land). All basic, but it was a decent size house (2400 sq ft.). One of the biggest costs was the concrete for the basement. I think that was like $60K alone - just the concrete.

I got an estimate to gut my house completely and add on to it and the estimate was $315k so that obviously didn't include the cost of the land.

My dad would be the GC and we would do a lot of the work ourselves.

So your costs would probably be similar to our estimates. We would have done a lot of the work ourselves too.

If you do this, make sure you get a really good architect. Ours was horrible and caused major delays in our project, which is why we eventually decided not to build.

my brother and sis in law just built a house without the cost of land bc they already owned it and it is a medium size house for $420K WITHOUT appliances, upgrades, and landscaping.... they are now in process of doing a backyard patio and front walkway/stairs that is costing them $30,000. its insane and I would never build a house after I saw what they went through - between the money they had to lay out of pocket (they were lucky that they had a lot of cash saved up) and the horrible contractors... ugh. They love their home but say all the time they wish they just used all that extra money towards a more expensive house that was move in ready and everything done.

We did almost a new house. We reused the foundation and floor joists on the first floor, and garage but almost everything else was new framing. 20x20 hind sight we should have poured an addition but i digress...

We ended up spending slightly under the number you mentioned for a 2000 sqft house with nice finishes. heated floors in kitchen, baths, fireplace, porch. We GCed the work ourselves and did some work ourselves, including most of the electric.

Based upon my experience,. I think the amount you're talking about is do-able, but probably on the low side if you're getting it turn key and with a new foundation.
