Basement finishing
So since the kids will prob be home for the summer, I'd like to make a little more livable space by finishing our basement. I spoke to a company over the phone for a waterproof basement system and was shocked at what he is telling me to expect. If you have a waterproof basement system, how much did it cost you? or even the price per square foot would be good. I googled it and the cost this guy told me is way more than what google says to expect (but we live on Long Island so maybe that's just the going rate?), I'd just like a general idea what it costs around here.
I know this should be in the 'home' section, but that gets like no action lol.

Basement finishing
It’s expensive. Could run as much 7k. It sucks because you need that if you are going to put any money into finishing the space because if it floods it a huge hassle. Our basement was finished in the 70s and we have had water only once in the 10 years we lived here. You could always do something like an unfinished basement playroom. Clean it up good, paint the walls with dry lock, epoxy floors and area rugs. It will cost less in the long run. It will still have the concrete walls but will feel a little more cozy. They also have basement finishing systems with special wall panels That won’t get damaged with the water and humidity...

Yeah that's what I meant, the waterproof basement finishing system. Instead of sheet rock they use mold resistant panels or something. Honestly, I expected it to be 60k at the most. The company I talked to told me to expect around 90k-100k. I can't comprehend why it costs that much when finishing the basement with sheet rock walls would only be around 25k. I know the materials cost more, but almost quadruple the price?

I had no idea that’s what you meant. I thought you meant the initial waterproofing, like the drainage system or sump pump. You would be better off doing that and then finish it with Sheetrock. I think there’s Sheetrock that’s mold resistant, they use it in bathrooms. Maybe you can do that for the bottoms half and normal Sheetrock for the top half.

Thank you, I wonder if that's an option. We've had so many problems with water. Of all the times the basement has flooded (3 times in 15 yrs), it's never actually come from the outside. It's always a plumbing issue, like the hot water heater or a broken pipe. So we don't want to risk it with traditional finishing. The waterproof finishing system has a 50 yr guarantee, but I feel like the salesman is ripping me off by telling me it starts at that price. How can it be that expensive? I remember talking to someone a few yrs ago and they said it was like $35 a square foot and they did the waterproof finishing system.

How big is your basement? We have one of those waterproof corning systems. It was here when we bought the house and I can't imagine it was anywhere near $90k. I thought they were just walls they basically put up around the cinder block? The finished part of my basement is about 600 sq ft.
We have those fabric-y walls and they're actually pretty nice. I can send you a pic if you want.

Thank you. Pics would be awesome. Our basement is about 1000 sq ft. I know it costs a lot, but to start at $90 -100 per sq ft seems high right? I was hoping it wouldn't cost more than 60k. It's not even like I want rooms or anything. I just want the outer walls finished with a ceiling and floor.

Re: Basement finishing
Do you need French drain, sump pump, moat? Moat costs in the tens of of thousands of dollars. French drain can be a $20k fee, sump pump $7k. I would only finish the basement if you have done the correct waterproofing first, but even then it might still happen. My parents put in French drains, a sump pump, and a back up sump pump. It has been dry for a least a decade to fifteen years, with all of that. Before then they would get flooding. The town also came in and regraded the road away from their home and that made a huge improvement too.

We don't need any of that. Water has never come in from the outside. We've only had water down there 3 times in 15 years. I exaggerate and call it flooding, but really it was soaked up with some towels and that's it. Once was when a seal on the hot water heater went, once when the fridge water line burst, and another time when the toilet in the bathroom above the basement broke. My uncle says there's no reason to expect that to happen and sheet rock will be fine, but I don't want to take the risk with that. I'd really like all the materials to be waterproof.

Re: Basement finishing
If that is the case, use the same kind of red board they use in the shower, along with vinyl plank flooring and plastic molding.
