Any other buyers feel like it's a very slow spring market?

I would have thought that by now we would be seeing a lot more inventory. Even my realtor has said that this season has been much slower than previous years. I feel like nothing is coming on and at this rate, we may not find anything until the fall Chat Icon

I would be patient... By the beginning of summer ppl will out their house on the market... We were looking for two years but the summer usually had a burst of inventory...

Another thing is people are buying up everything because supposedly the rates are going up this summer.

We have been looking for months and were told the greatest number of new listings come in Spring. There are a lot more now than in Winter, but what we have found is that the houses are not great. Seems like most homes need much renovation and the few that dont are way overpriced. We are probably staying and renovating our own house as its most cost effective. I was told Summer is slower actually because so many people go away and also people dont want to be moving in/out during the beginning of a school year. That being said, there is going to be something for you if you are patient. Good luck!

THIS!!! We've been looking for awhile as well and the inventory right now is extremely small in our area. Anything that is good and truly turn-key and move-in ready goes into contract within a week and has multiple offers bidding up the price.

This is what we're experiencing. We're not even looking for turn key...we WANT a house that needs work. But there is just cr@p out there. It seems the only houses coming on the market are either in un-desirable neighborhoods, tiny houses, or have no property. Really just un-workable for us. The few houses that have come on and are nice either have multiple offers right away or are WAY overpriced.

I'd like to say it'll get better towards the summer, but the market generally slows down in the summer.

Prices are going up. And the inventory available depends on your price point and search area. In one of the towns I thought I wanted, my budget would only allow for a shoebox or a knockdown... but at a higher price point, the selection was better.

I don't think the market slows down over the summer, esp for families. Everyone is trying to get out, in, and settled before school starts.

This spring and last year have been veeeeery slow.

Anything that is in move in condition has been getting multiple offers (and over asking price). My DH and I noticed 1 house (in our budget/criteria) would pop up every 60 days or so.

Now that it's almost June I can't see it picking up too much at this point. I would assume most ppl who have kids in school would have listed already (or will be shortly).

I think it depends on the area and price.

My friends closed 2 months ago, started in the beginning of the winter, they were looking for a few months, and the amount of houses that ended up in bidding wars or that were taken by the time their offer was presented... it's crazy. And this was for, what I would consider, less- desirable areas.

I agree it depends on the area for selling. In my area right now it's a strong sellers market. We just sold. Were on the market for a total of 21 days when we went to contract. We had multiple offers within the first week.

We've also made offers on houses that have only been on the market for several days that already had multiple other very competitive offers.

If the house is priced right, it's not going to last long in our area.

Real estate is not as seasonal as people think. It's not dictated by the school year as much as assumed, and I've sold houses all throughout the horrible long winter.

It's just really a supply and a demand issue. When I got into real estate 5 years ago, there was like an 18 month supply of inventory at the current level of demand. It was totally a buyer's market.

Now, demand is quite high in comparison with the supply of inventory. Quite a lot of new listings have come out in the spring, but it doesn't seem like it because there are more buyers than houses. Of course, it varies by area, but in most areas of LI, there is well under a 6 month supply of inventory, which means it's shifted to a "seller's market."

My best advice to my buyer clients and any buyers out there is -- know your market, and what houses are going for (this is where a buyer's agent can be very helpful), stay on top of new inventory, get in to see houses right away, and make a competitive offer asap if you like the house. I see a lot of buyers who see a listing they may like on a Monday and plan to see it on the weekend, but if the house is in a good area and priced right, it will be gone by then. I also see a lot of buyers who automatically want to offer x% off the list price. You really can't do that - you have to be aware of how the home is priced compared to recently sold homes in the area, current competition, and general demand. Sometimes you have to be prepared to offer full asking or even more. It's very competitive in the "first time home buyer" price range, too.

But I do see things picking up a bit. You just definitely need to be a savvy buyer (or have a savvy agent!) in this market.

I live north shore suffolk, and my husband & I have been looking for a bit now, and I feel the same as you....I have looked in numerous towns even though we prefer one elem school district, I have looked from 700K down to 400K just out of boredom, and I really feel like its been slow!!
Hoping it picks up for all soon!!!

My ILs have had same. House on market for about one to two months and they had an offer but I think the potential buyers had issues with securing a mortgage...or sale depended on them selling their condo.

They are actually having an open house today if anyone is interested.
