Closing Date Questions?!
DH and I are in contract on our house with a closing date on the contract of 4/26. Basically we are ready to go, our bank is ready to go and everything on our end is finalized. Obviously we know that we need the sellers to get everything settled on their end before we can close, which is taking a bit longer than anticipated. We got a call from our lawyer on Friday saying that from what they know our closing might be delayed until May. Our issue now is that our rate lock expires on 4/30. Basically we are being told by EVERYONE that there's nothing we can do, no one's bound to anything and if it does go past 4/30 we're screwed and will just need to pay to have our rate lock extended. Is this true?!!? Is there no action we can take to expedite things, or ensure that the closing happens in April? Sorry First Time Homebuyer here just looking for some insight...

Yes the closign date in your contract is most likely an "on or about date" This means that they really have until May 30th. And even at that point you would ahve to send a time is of the essence letter after the 30 days is up and then they have time to respond to the letter.
Read your contract and speak to your attorney about it.

in NY the on or about closing date is 4/26 + 30 days
so really the date is 5/26
you can ask the seller to pay for the rate lock since you are ready and they are not- but don't count on it
