Condo Questions/Issues..Realtors Experience?
Not for me but for my friend...
She bought a brand new construction condo in a 12 unit building in Brooklyn about 7 years ago.
Since then her maintenance has doubled and the original management company was replaced with another. Apparently the original management company took off with some $$ from the owners too.
Friend owns condo on top floor with rooftop access. The roof is split into 3 parts...one half for all tenants (common space), one quarter for my friend (private space) and the other quarter for her neighbor (private space).
Lately everytime it rains my friend gets a horrible leak in her apartment causing paint to bubble, mold and the last rain storm went and damaged some clothes in her sons closet.
She checked with her neighbor who has the other quarter of the roof and apparently before she bought her apartment it had flooded and they replaced her half of the roof so she does not have that problem..only my friend.
My friend called management who sent out someone to look at the roof..it needs to be replaced. Well she called them again to find out when they are replacing it since it's set to rain tomorrow and Friday and the management company told her they have no reserves to replace the roof
She is furious...the building is basically brand new and this has been an issue brought to their attention before. This is not a first time occurrence but it's been getting worse each time it rains.
On top of that they were planning on selling and buying a house in the near future...I assume the fact that the condo association has lilttle to no reserves could be an issue when selling no? Any advice on what can and should be done? TIA

go to the condo board. They aren't doing their job if they are are not overseeing the maintenance company.
