Extension over another room cost
We are doing an addition on our first floor and now considering bumping out the bedroom over it on the second floor - but only a few feet. Anyone know what this would run, how complicated it is, how stupid it would look if the room is only out a few feet over the addition??
The room we are adding is about 19x15. We would just want to go over it like 5 feet out, maybe a bit more. And the portion of the bedroom that lines up is about 7ft long - so essesentially 35-50sq ft on top of a 285 sq ft room.
I'm going to ask my contractor b/c we planned on vaulting the family room but that is obviously difficult if we hope to go over the room - now or down the line. We didn't plan to do this now but assume if we don't consider it now we'll have to backtrack - like most projects in our house

Re: Extension over another room cost
Are you in my head????
I thought about the cathedral ceiling on the extension but think it would be odd to have the now LR with a 8 ft ceiling and then a cathedral ceiling in the 14x19 extension.
So I think we are doing a flat ceiling but then and told DH we should look into extending the top bedroom into the extension.
DH thinks I am nuts. We are going to ask them too how much more it would be.

Re: Extension over another room cost
We have a vaulted "great room" in the back of our house which is the den and kitchen. If we add a 4th bedroom down the road we would have to lose the vaulted ceiling and honestly we don't mind. I feel the temp in the room is never right, either too cold in the winter because it takes so much to heat the room or too warm in the summer because the room is so big AND we have CAC.
You are more than welcome to come over and check it out

That's one thing I thought about. That we might have to add a ceiling fan if we went that option.

Re: Extension over another room cost
It depends completely on whether or not the foundation and 1st floor can support a 2nd floor. Not all foundations, walls and ceiling joists can support the extra weight of a 2nd story. You would need an engineer to determine that.

Oh let me know!! I feel like if I call to inquire about it, they'll think we are all over the map and won't get to pouring that concrete. We're a little annoyed they haven't started up on our project yet!

I'm pretty sure it wouldn't be that complicated...would obviously mean you couldn't do the vaulted ceiling below or at least would have to modify things. I think whether or not it would look funny depends on your roof line but I'm sure it would be fine.

Regardless that there is an extension being built right now or not- unless you specifiy that you may want to add a second floor in the future, the current new foundation may not be strong enough to hold a 2nd floor. When we did our 1st floor extension, this was something our engineer and contractor discussed with us and we decided to get the stronger/upgraded foundation in case we did a 2nd floor extension in the future.

I am under the impression that she would do it at the same time they are doing the extension.
But yes, if it was the case of someone adding any 2nd floor, they would have to check with an engineer.

Yes, Sophie is right. They haven't poured the concrete for my family room extension yet (we're on the list; permits were approved in December). I am inquiring about extending the bedroom on the second floor over it, at the same time - not piece by piece. I figured before they start the room I should look into upstairs now to do it all in one shot.

I think it might look a little weird but we have looked around the neighborhood and seen it done. Yes, we'll have to give up the vaulted ceiling which kinda stinks but it might be worth it to make Ryan's room a 2-kid room rather than just good for one, KWIM?

I LOVE your great room and kitchen area. If you lost it, it would have a totally different vibe. It's my favorite part of your house.

Re: Extension over another room cost
Questions regarding cost can only be answered by your contractor.
You can get different numbers from people in the internet, however there can be a ton of variables involved. The foundation they plan on pouring would be one variable, whatever type of roof they were planning over the existing extension was another. For instance if it was just going to be attic space, it might not need to be as load bearing. However if you plan on living and walking up there, there would be an added cost.
Also realize that if you plan on adding a second story, you would need your plans amended, the architect would need to have the plans revised, and probably would need the engineer to re-certify everything.

I think the floor is probably the most important. You go from an attic ceiling to a weight bearing floor for someone to walk on it and add furniture.
Insulation could be different too. Yes, revise architect plan.
But additional labor too.

Thanks I do love the room and know it "makes the house. I guess an architect would be able to come up with a way to add another bedroom if we needed with out losing that room. That's part of our 5 yr plan
