Now I love NYC as much as the next person! The people who bought their houses for 225,000 are very lucky! And just that you said your house is up to 550,000 imagine if you were trying to buy now? It is a lot harder now. So many people have said Once you moved you will never be able to come back.
I feel like in places like N. or S. Carolina Florida maybe even Virgina you can have a brand new house BUILT for you. You pick everything out. They build it for you the way you want it. Rather then you spending 400-500+ on a house that you might not be inlove with they way the kitchen is so you are going to rip it out and re-do it which could be a 20,000 job easily! you could have it the way you want it for 100-300,000 Cheaper. Just things to think about

good point. I don't care about the size of my house, I just want a house. I don't want the cost of my mortgage running my life. If I did buy now, I can promise that the only way I would ever see the city is going to work. I would not be out at plays and clubs. I for one, feel that ny clubs are overrated anyway. I lived in Seattle, NY, and Tampa. Ybor City has great clubs that you can dance in, get a table, not brake the bank, and park for 6.00.

I will be the first to say that here in Charlotte, houses are going up EVERYWHERE. They are constantly clearing out land and building subdivisions. We have looked at houses here (out of curiousity) and you can go to any home builder and pick out the layout you want and choose everything from the cabinets, countertops, carpet, ect. and it's cheap!! For example you can get a 2200 square ft. house (2 story, 4 bd rm. 2 bath, 2 car garage) for $200,000 easily! But with that said, you also have to be careful on what home builder you use because some of the new houses are built very cheap. My friend and her husband bought a house almost a year ago and they have to reshingle their roof and the insulation in the house is basically nothing!!
But you are right....the houses are absolutely beautiful, ready to move in, no work needed, with a perfect little yard!!

FYI Florida is also becoming unaffordable... so many people are moving down there for cheap houses, the buiders can't even keep up with demand.
My mother-in-law's town of Titusville (West Coast by the Cape) had the 3rd or 4th larges percentage growth in house prices.
Even in Florida, house prices are outpacing what people can afford.
And believe me, a good job in rural florida is manager of a supermarket.

The statment about the best job being a supermarket manager just isnt true. I KNOW lots of people who have awesome jobs there (better then they got here more money too)
And yes depending where (in Florida) you go the houses are getting expensive. My SIL bought her house for 349,000.00 in Boynton Beach BUT she has 4 bedrooms 2 bathrooms pool with hot tub connected garage you name it shes got it!!!!

DH and I both grew up on LI. He has lived in six states; I have never gone more than 20 miles from where I was born.
Yes, it can be expensive, but it CAN work. We just bought a GREAT house for $350K in a nice area (Lindenhurst). We have 3BR, 2BA, Central Air, In-ground sprinklers, a brand new kitchen, recently installed hardwood floors, new roof and siding, and we live on a quiet block.
Together we make not too much over $100K. We are 30 and 33; we both hold bachelors degrees.
We never want to leave LI. We love what it has to offer. The climate here is perfect for us (4 distinct seasons) and we are close to everything.

I just moved from Long Island (well I was in Westchester for 6 mos) to Charlotte. I can assure you that what you are looking at here in Charlotte will cost at least three times what you would pay on Long Island. My husband and I just bought a beautiful 5 bedroom home, move-in condition, stream in the backyard, for 1/3 the price of what an equivalent house on long island would cost, my mortgage is under 1,000 a month, and I have a 25 minute commute andboth my husband and I brought our NYC salaries with us. Dh and I just couldn't see paying what you have to for a starter home on long island and then paying $500-$600 or MORE on taxes every month. Not to mention, the closing costs are sooo high. Our closing costs were under $3K.
However, family is a very important factor, and it was the only thing that was keeping me in New York, so I understand the desire to be near family.
But for DH and I, the pros outweighed the cons and we've been her for 5 months now and I am never commuting on the LIRR/ Metro North everyday EVER again!

I've been all over the middle of Florida- from Clearwater to Dunedin to New Port Richey to Orlando to Cocoa Beach to Titusville and nothing has much impressed me.
Orlando is fun and "young" but I wouldn't live there as it's too far from the beach- why bother living in florida if you can't even get to the beach?
As for mom & pop restaurants- there really aren't that many of mention- 99.9% of the restaurants are chain restaurants.....
If having many bedrooms and bathrooms is important to you- then going to a place where you could get real estate cheaper is for you.
That isn't important to me.. I have lived my whole life in an apartment. This house ownership mentallity is new to our generation and hasn't really soaked in with me. If i'm lucky enough to own a house that I love one day- fine... If not- that's fine too.
my life isn't defined by what or how much I own.. it's defined on how happy I am and the relationships I have with other people.

What I don't understand is why everyone is "flocking" to FL. Why would I want to go and live with everyone else from NY? The prices are going up there also and it is going to turn into a dirty NY, just like here. I like FL to visit, but the last time we visited family there, we decided we would never move there. #1-I can NOT deal with the humidity #2-I can NOT deal with my dh's family-lol! #3-The palm trees are the only appealing thing to me-lol!

I disagree WITH A LOT OF THIS but anywho....
People are "flocking" to florida because its a LOT CHEAPER! At least thats why I want to go. Its nice and cheap. And if the houses go up then thats better for me to be there sooner.
Just because some people like it doesnt meen everyone likes it.

The two statements above are wrong.
1. Titusville is on the east coast
AND
2. There are a ton of good jobs. You can live in Florida, live in the rural section and still have a good job. Ever hear of a commute? Just like once upon a time, LI was rural and people commuted into the city.
Your statement really irritated me.
I just kept reading nad can't even begin to coment on your next post.

wow cant believe how wrong that is, as far as Titusville being on the east coast, I checked on Microsofts streets and trips and has far as steak restaurant and it came up with 4 funny no outback 1)Qunicy's Family Steakhouse 2)Deidre 3)Ryans family Steak house 4)Durango Steak House
also no applebees, so your wrong about there only being chain restaurants

I stay here because I there are many cons for me to move to Florida (mostly my in-laws are there!!). I am not just getting up, leaving a decent job because people are slobs here. Once they all move to FL, it will be the same there.

Good try though...
I'm sure an Outback could be found in Merrit Island, which is within 15 minutes driving distance.
I'm sorry I have spent WEEKS in Titusville.. the only non-chain restaurant I've been to is an Irish bar that serves food and an Italian restaurant/Pizza place and a Mexican restaurant that is down right filthy inside.

My mother-in-law's town of Titusville (West Coast by the Cape) had the 3rd or 4th larges percentage growth in house prices.
Even in Florida, house prices are outpacing what people can afford.
And believe me, a good job in rural florida is manager of a supermarket.
The two statements above are wrong.
1. Titusville is on the east coast IMAGE
AND
2. There are a ton of good jobs. You can live in Florida, live in the rural section and still have a good job. Ever hear of a commute? Just like once upon a time, LI was rural and people commuted into the city.
Your statement really irritated me.

I apologize, I meant East Coast- it's very confusing to me as my family lives entirely across that part of the state (inlaws in Titusville, my family in Clearwater, Dunedin and New Port Richey)...
Yes, there are good jobs there- but as far as what I know from visiting and spending time with my family there at least 3 times a year since 1993 and hearing the ups & downs of everyone's life- good, well-paying jobs are hard to come by ...
whether or not it is "irritating" - portraying Florida as the land of milk & honey I think is wrong.. it is probably JUST as hard to to find a good job there as anywhere else, if not harder...
I am not saying NYC/LI is the be all, end all- believe me... but I don't think Florida is either.
As I mentioned- if quality of life is defined by house size along- well fine- I guess you have a better quality of life there... it's all personal decisions..
I also know that a lot of school districs in florida (where my cousins went to school) are POORLY lacking in the arts- it's all sports, sports, sports.... no band, no drama, no art.....
Also, I don't know if it's how it is today, but when my family first moved there in 1993, everything was a la cart- their taxes were low but they had to pay for everything (garbage removal, the books for the kids in school, etc)...

Good paying jobs are not "hard to come by" if you are qualified. It's not "harder" to find a job here at all.
My property taxes include everything, there is no "a la cart" here. The schools in my district have film production, music, sports, drama ect its not just SPORTS SPORTS SPORTS.
I understand the points you are trying to make but you are overgeneralizing EVERYthing. East Coast is very different from West Coast (like the north shore is very different from the south shore) and Norther florida is very different than south florida (the sme way its very different in western nassau v. eastern suffolk).
Loads of poeple are hung up on the "florida when they were growing up" there is a sweeping generalization that Florida is still very podunk with bad schools.
I can speak for the area I live and say that there could be nothing further from the truth.

As I said, I only know of what was 1994-1998 in the Tampa area... I guess that is the benefit of all northerners moving down there- the infrastructure (schools, etc) will get better.
