opinions needed- tennant related- wwyd
I posted before about my tennant who, I felt did to much wash.. I talked it over with her, to which she replied I only do one load everyother day.
My new problem- She and her boyfriend came to me with the rent and to tell me that he lost his job and can I work with them to lower the rent. I got back to them saying I would BUT it will only be until he finds a new job- ( no more than 2 months)
My problem is this- they keep the heat on 80- yes 80 degrees and do this when they are not home, also they leave the TV on all day for the dog- I am so annoyed they want me to help them BUT they take advantage of the electric, heat and washer dryer included. I am being unreasonable?

No, you are not being unreasonable. I think it is nice of you to help them out for 2 months. I would say something about the heat & electric being used excessively.. cutting back on use will help out with expenses, especially while he's unemployed.

I was in there this morning with the cable guy and the apartment was hot, so I looked at the thermostat

did you lower it?
I would tell them it's part of the deal. Heat cannot exceed 70 degrees while they are not home or something like that.
The TV wouldn't bother me though..that's minor compared to the heat.

Well now that hes out of work, he's going to be home all day. The heat will be up and the lights/tv will be on. I would work with them for the 2 months and that's it.

Re: opinions needed- tennant related- wwyd
A friend of mine had the same problem with their tenant, but it was the AC during the summer. I suggested to them to approach the tenant about the bill and state that rather than a flat increase, the tenant would be responsible for a percentage of the bill, that way the tenant has a vested interest in a lower bill. Since they are not currently able to pay the full rent, and I am guessing that you include utilities in the rent, this might work if you are willing to bill them for their percentage and let them pay it off.

Can they just pay their own heat and electric bills?
I would have a talk with them about working with them for 2 months so long as they work with you... and stop putting the heat on 80 and the electric, etc.

Re: opinions needed- tennant related- wwyd
80 is redic... We rent a 1920's bungalow and heat and electric are included in our rent. We keep the heat at 70 all day and night and only turn it up to 73 for about an hour if it gets really cold just to warm the house for a bit... and we have the original windows on the house and ONE heat register in the entire house...in the floor of the living room

ITA. 2 months and that is it. Next tenant you need to rethink what you are putting in the lease bc this doesn't seem to be working out for you. you can't really say anything to them
