Question about realtor fees
We've been trying to sell our co-op by owner, but we're getting discouraged. I've been researching various realtors too and most of their fees are between 4-6%, which I assume is average? Anyone know of any realtors whose fee is less than 4%, or who are negotiable on it? We're in Queens.

most realtors are negotiable- but when you have less of a percentage of commission- you may get less promotion/open houses for your property which could possibly make it take longer to sell
also most agents that I worked with would not show a place unless they were going to get at least a 2% commission- just wanted to throw that out there fyi

We paid 5% to our realtor when we sold almost 2 years ago in Putnam. The only place that took less was Foxton's but they are no longer around. You'll have to call around and see. Maybe you'll have better luck with a smaller/independent realtor rather than a Coldwell Banker, Century 21, etc.
