Recommend a Nassau County town.... edited
that has relatively affordable taxes. (i.e. no more than $7500 a year for a decent size plot of land - 40 x 100)
A neighborhood that is safe and has decent schools as well.
(if this exists)
We want to stay mid-island or North Shorish preferably... Not too far from the Northern Pkway/ LIE.
Nothing against the South Shore - some familiy members would be too close

I live in E. Rockaway. Plot is 30x100 and taxes are about $5500. Taxes are low in Island Park, too.

North shore or South Shore? What kind of budget do you have for the home? What about Oceanside or Massapequa Park?
This is cute Mass Park AND this Oceanside
Also, in case you don't know, you can search properties by maximum property tax cost on MLS

Also, in case you don't know, you can search properties by maximum property tax cost on MLS
becareful of this area.. the school may fall under the district of Amityville.. and you don't wanna send your kids to that school zone. We came close to buying a house in Mass. and we investigated the school district and it was amityville.

When I searched on MLS, I did Massapequa location, and school district (unless they're lying)

I found a lot on MLS and North Merrick.
A lot? There are only 2 in North Merrick that are 40x100 and under $7500.
In Merrick there are 7 (one of them being $599K )

Island Park doesn't have a high school though, our kids will have to go to W. Hempstead if we still live here. And be careful, I live in Barnum Isle, but would be leery of other parts.
ETA I wanna move to East Rockaway, my favorite neighborhood!

I've seen this Massapequa Park house - it's Massapequa Schools. It's a nice house as well - just not right for us.

just curious, what's wrong with the other parts of Island Park? We came close to buying a hosue there...it was near the village, on the streets behind it with little bungalows and such.
Pls FM me if you're more comfortable. I won't be offended, no matter what you say, but I don't want this to start a "fight" with everyone.

Seaford is a high tax district due to lack of commercial real estate and a small school district. I teach in the district. It is difficult to pass budgets... more than one year, even in good times the budgets have passed by less then 10 votes.
You will get more for your taxes in Massapequa because they have the mall, etc. Then again it's a much bigger district and you have a commerical area.

I've seen this Massapequa Park house - it's Massapequa Schools. It's a nice house as well - just not right for us.
we looked the same places and even E. Massapequa... and the SD said massapequa but when we went home and did a search on the board of ed.. it said that anything west of Clocks Blvd (I think that's the street not sure) the zoning will be Amityville. You'll be lucky to find a house in Massapequa that has massapequa school zoning. Just last week, when I was looking there weren't too many listings.. maybe they updated the mls website?

There were over 41 homes in Seaford with taxes under 8000 on mlsli. I am not sure about property size though.

I live in Seaford and the taxes are through the roof. I pay over 10K for 70X90 plot of land and a 1700 sq. ft. house.
