Roof question

When we bought, our engineer let us know we would need a new roof soon. He said because there was only one layer, we could just add a second layer.

Fast forward a year - we got a little leak in the deluge 2 weeks ago, and are getting estimates for roofs.

We are being told that just adding a second layer would invalidate manufacturer warranties on the roof, and being advised to rip out/replace, a considerably bigger job.

Anyone had experience with this? Thank you.

Re: Roof question

NY Building code says you can have two layers.
Certainteed (one of the biggest suppliers of shingles) mentions 2nd layers in their Wind Warranty Upgrade
http://www.certainteed.com/resources/GeneralAsphaltShinglesWarrantyEnglish.pdf

Some of their products
http://www.certainteed.com/resource/roofing/installation-instructions
do mention that roof-overs aren't permitted, but I did see other product lines that do permit it, so I think it really depends on which roofing material you get.

These shingles have an entire section near the bottom just on how to install their shingles over existing shingles http://www.certainteed.com/resources/GrandManorInstall.pdf

If they have an entire section on it, I would imagine they allow it... Chat Icon

2 layers aren't better than 1, it just adds weight and hides problems.

The correct way to do the job is to rip off the existing shingles and re-shingle. It allows the roofer to inspect for damage to the plywood, repair and install new ice and water shield, clean flashings around chimney etc.

Obviously its been done, just doing a layover, but its not the better way to go, and they say manufacturers won't warranty, for whatever that is worth.
If you're concerned about that, i'd consider calling the manufacturer and asking the question.

Re: Roof question

The original owners of our house cheaped out and did a second layer on the existing VERY old roof. It probably isn't the ideal way to do a rood however, much to our surprise the roof hung in there. When we bought the house in 2005 the roof already looked like garbage but we managed to get another 10 years out of it. However, because it was an old roof we did have a lot of ice damming issues the past two winters. There was nothing in place on the roof to prevent that.

In any case, we just had the roof done this past August. Complete tear off and luckily, only one piece of plywood needed to be replaced. We have a pretty huge roof because it's a ranch so it wasn't cheap but I'm glad we finally just did it. I feel better heading into the cold weather knowing everything is properly sealed and installed. We shouldn't have any ice damming issues now since we had all of the ice and water shields installed.

I have a roofer recommendation if you need it! Chat Icon

Roof question

Rip and reshingle is the right way to do it. When you add a second layer, water can get trapped between the layers and freeze and create problems. It's more expensive but it will last longer than if you just add a second layer.
