what? i am also in the TOS but have 1.2 acres w/ an IG pool and pay less than you. how old is your house? mine was built in the 60's.
Could depend on your school district too. Are you in Smithtown or Commack schools?
zip code is northport, town is smithtown, SD is kings park

There are houses just a little bit South of me that are on the water and pay less taxes than I do for some unknown reason.

My house is 18 years old. When I bought it 10 1/2 years ago, the taxes were over 10K. After grieving them, at their absolute lowest they were 8,500. I thought about grieving again, but when I checked the town's website, I decided against it. I have neightbor's with newer homes (8-10 years old), paying 16-18K.

We rent in saint james but our landlord pays 15 thousand with star.Our rent covers his taxes.
The new private developement next to us starts at 25 thousand.
Witht taxes so high and no affordable starter homes anymore we will never be able to buy a home
