Starter Home Prices
What do you think starter homes are going for on Long Island nowadays?
Feel free to break it down by town/area.

Re: Starter Home Prices
depends... low 300's in some places. i wouldn't pay more than 400 for a starter home... doesn't even have to be starter anymore!

Re: Starter Home Prices
There are some pretty reasonable areas on the North Shore with good school districts: Rocky Point, Sound Beach, Miller Place, etc. I think the low 300 range is doable.
One of the places we're looking is Center Moriches (out East, south shore) and I see listings all the time for homes there in the mid 300s.

I don't believe this to be correct for Merrick or Massapequa...

Re: Starter Home Prices
I think low 300's is for something that would need a lot of work... Nassau South Shore you probably can get a decent starter for $375 and up.

Re: Starter Home Prices
my best friend is looking for her first home, not "starter" home. Her top is 350,000.
she is looking only south shore and has tons of hits on mls for this price range from anywhere from long beach to massapequa. She is looking at 4 houses this saturday. that's a start... I think Merrick, forget about it, unless north of merrick road, or even jerusalem, but other areas that scott mentioned, dead-on.

I agree with this. It also depends on what your view of a starter home. One that needs a lot of work (new kitchen, bath etc.) or a small starter that is move in ready. I think $375K-$400K will get you something that doesn't need too much work.

Re: Starter Home Prices
I know everything i looked at priced under like 415k maybe 410k needed a ton of work in south shore nassau. Starter to me would be small but not a "fixer upper", so maybe some want a starter that is a fixer upper too

I agree, but low 300s is usually the case for a decent starter in some parts of suffolk county though

Re: Starter Home Prices
It depends on what areas, condition and size of the houses.
I'll just post what I've seen. We're looking for a 4br 2ba home. Most of the starter homes need some kind of updating.
For the above average districts around 400k-425. These homes usually need either and updated kitchen or bathroom, but are move in ready.
Average districts are between 325-375k. Some are between 375 and 400k but need no work and are completely move in ready and updated.

Re: Starter Home Prices
The links do not work...I'm aware of those houses...I guess I am thinking a starter home to be at least 3 bedrooms, 1 bath and livable....
The 314K house in Massapequa is a foreclosure and needs over 100k worth of work, it isn't livable...
I believe most of the houses that you posted need some major updates...Kitchen, Bathrooms, etc.

Re: Starter Home Prices
I think starter home means different things to different people. I would consider the homes posted starter homes - even if they did need a lot of work. I get the choice to make it my own.
However, I could also see a house that is more in a move-in condition as a starter home as well. It's all relative.

Everything we saw in the medium to high threes needed tons of work. Maybe in Levittown you can get something in the middle 3 but not in any of the other tons. There are forclosures in the low 300's but the ones we say needed at least 100K worth of work. The size of the house also plays a big part in the price. A two bedroom and a four bedroom house doesnt cost the same. I think a decent house in those towns that dont really need a ton of work starting would be late 3's to early 4's

Re: Starter Home Prices
For me I would defin think a starter home should be about 2-3 bedrooms and at least 1.5 baths, I would say the price range for a starter home should be around 399-449k The good thing about looking in this range, is you can defin offer 5-20k less than asking price to get where you need to be.
Here are some MLS numbers that i found Not sure if you have seen these homes yet I would say they look move in ready
2143781-cul de sac, new kitchen
2113623 inground pool
2107758 Big house
2147263 Mass. Pk, granite kitchen new baths
2095939 cute house
2128059 nice kitchen and pool

Re: Starter Home Prices
Yes those homes may need work, but that is what a starter home is usually.....
If you want an inexpensive home in a great school district look in Levittown. We live here and love it.

wow, prices have fallen... we saw a similar house in that neighborhood that hadn't been updated and they were asking 425K in 2006. Wish your friend luck!
