Thanks for the responses! I was curious if we were paying too much for a house we are in half-contract on. I don't think so after reading the responses.
I don't want to say too much about the house, since I don't want to jinx it, but it's larger than a starter, larger lot and needs a little updating. Based on the prices above, I think we are paying a fair price for it.

actually real estate is doing very horrible right now..I cannot beilieve the price of some homes..You can definately find something in the low 300's! even below!! I've seen houses at 250!! but I'm unsure as to the condition these houses are in

I've noticed a lot of houses on the south shore are dropping to the mid 300s... I look everyday on craigslist for friends who are hunting still

It really depends on where you want to live. And, everyone's idea of a starter home is different. A starter home in Babylon Village is going to be priced higher than a starter in Central Islip.
You can definitely find something in the low $300's.
Remember...location, location, location. Markets will go up and down...buy in a good neighborhood (school district) and in time you'll see a good return on your investment.

I would say about $400,000
I would like to be able to buy where I am in Merrick, but even with a price of 400K, it would still need alot of work (i guess thats what a starter home is though).

Everything we saw in the medium to high threes needed tons of work. Maybe in Levittown you can get something in the middle 3 but not in any of the other tons. There are forclosures in the low 300's but the ones we say needed at least 100K worth of work. The size of the house also plays a big part in the price. A two bedroom and a four bedroom house doesnt cost the same. I think a decent house in those towns that dont really need a ton of work starting would be late 3's to early 4's
You are dead on with this.. We have been looking since May of last year and now seriously looking.. a decent starter home on the southshore in just Seaford, N. Bellmore 375 and up.. Massapequa Park, Massaqpeua over 415-429.. its just ridic..

conditions are horrible for that low on the south shore or even the middle of long island.. believe me.. this one house I was in on Saturday had the lovely scent of animal pee and cigs, and lets not forget the train that passed behind the house.. that lol house was for 429k

It's a buyer's market, but I think in the highly desirable neighborhoods...the prices are always going to be a little higher.
If you want the low $300's...expect that it need lots of updating. Which is not a bad thing if you love the house and the area.

In Hicksvile/Levittown, Levitt houses are now around $350+ and up. Might need some remodeling but still in decent shape.

Well, we bought a starter home on practically on the water, 3bd, 1.5ba, garage, basement, porch, den, diningroom, decent sized property, good taxes and not very expensive updates so far for $250K. But we looked for a year and wanted an older home with charm. So it definitely depends on what a starter home is to you. We wanted a starter that we could fix up a bit so that it could be a long term home if we decided to stay.
