I was wondering the same thing too. I haven't looked there myself, but the prices seem very inexpensive for a nassau town with what is considered a good school district.

taxes are usually pretty high....they vary greatly....and no basement. it's really great area to buy though and great starter homes! There's always a lot of potential to expand with levitt homes too

It has to do with how they were built. Unlike most homes, the Levitt home is built on top of a layer of cement, without a crawl space, and therefore you have no storage space and no place to put things like a furnace/oil tank. On the plus side, most Levittown homes are updated and have had additions put on. I find the neighborhoods very cute with winding streets covered with trees. In the end, the price reflects the size and the lack of basement. You should go look at some. You never know, you may like them.

Levittown is Nassau's best kept secret...
there are some homes in Levittown with basements... if you drive around the area alot of the homes are now dormered and expanded... i have an original cape ...but its perfect for DH and I... but we got a nice piece of property and the taxes for us are in the range of any other town nearby...
when we need to expand we will do it on our home.!! but it was the best choice we made... the area and location are excellent!! i love this town!!

I agree! I love my little cape. It's a great size for me and DH, and there's great potential for an expansion.

I agree. We live in Levittown and while it isn't my dream place to live, it's an affordable town with good schools and a great community. We have an expanded cape, with a full dining room and a dogeared second full bath upstairs. We live in the Island Trees School District and taxes are lower there than in Levittown School District because all the businesses on Hempstead Turnpike are technically in Island Trees, so we get the tax benefit.

Mainly because of lack of basements and high taxes for the size of your house (if you are in Levittown SD).
If a basement doesn't matter to you, then it might be worth looking into. The schools are excellent for the value of the houses.
Remember the one advantage of not having a basement is not having to deal with flooding in your basement when it pours.

Nothing you don't know! I love it here. I grew up here. Went to Island Trees. My parents still live in that house. I had THE best childhood growing up! I mean THE BEST!!!!!!!!!!
When we were looking for houses this is the only place I really wanted to look. We bought in Levittown District. Our taxes are a little bit higher then Island trees. But the houses are more money in Island Trees
I LOVE LOVE LOVE my house and my neighborhood!
I think the fact that they don't have basements could be a big thing for some people. I didn't grow up with one so it never really bothered me. Also some houses in L-Town do have basements. They were built later and not by Levit himself.
As for storage we have eves upstairs for storage.We have crawlspaces on both sides of the house. My husband grew up with a basement and he was nervous about storage. We only filled up one side of the crawlspaces. The otherside of the house is completly empty,
Our house is expanded. We have dining room and a den (that we never use ) And we have a little extension off our laundry room that we use as a computer room.
I love my house and would love to stay here forever

just wanted to add that it is correct that some homes in levittown do have basements, but just a small section. But they are not "Levitt" homes; they're called the "Miller" capes.

My ILs have a Miller cape house w/basement.
We don't have a basement; we use the garage for storage.

but it's not because it's a bad place or not safe... i would still look. we considered a few homes there when we were looking.

Except for higher taxes, it's a good town.
I live on another town 1 block North of Levittown.
Mostly due to the type of houses. Built on a slab and no basement. A lot of them (depending on the location) have been renovated and expended. Very few have basement. But for the price there are great starter home. Some have full dormers and extension in the back.

I think Levittown is a great neighborhood. Dh and I went house hunting there a few years ago but I just never found a house that I was even a little bit found of. I found the layout of them very awkard and I saw a lot of houses with converted garages and bedrooms being used as dining rooms which coupled with the lack of a basement left very little room for storage space.

we just bought a Levitt home. We love it so far.
We mainly bought for the location, the house needs some work, updating and stuff. I think you can tell these home were built like an assembly line. Alot of corners cut, and cheap materials / workmanship visible.
But we love the community, area and people. The winding streets and cozy feel.
We now have plenty of time to work on the house, and me to become handy at things.

my sister bought in Levittown last year- I love the area and I keep wishing we bought there instead of in Howard Beach! she paid 360K, her taxes are $7500 I think.....the house prices might be a bit cheaper b/c of the layout and the lack of a basement. my sisters house has 2 bdrms on the 1st flr and 2 on the 2nd flr, and she only has a large EIK no formal dining room. I think sooner or later she's going to convert her garage into a dining room, her house has so much potential!!

Actually Island Trees is pretty small. When I graduated the senior class size was 144. With abut 600 kids in the whole high school. They have 2 elementary schools and 1 middle and 1 high school

And while L-town school district is big, they do have two high schools to accomodate all those students--Division and MacArthur.
Just wanted to mention that we are starting to run out of storage space. We converted our downstairs bedroom closets into one large pantry (they backed each other). We have cabinets in our laundry room for storage. We have all the crawl spaces open upstairs and they are 3/4 full. We don't have a garage, but we have two big sheds in the back yard.
DH grew up around the corner from us, so he never had a basement. I grew up in Commack in a high ranch but I never had a basement either, so I don't miss it.

I don't think Levittown is hiding anything. I lived by the library for 20+ years before moving to the Island Trees side and lived there til I moved out of state in 2005. My mom and sis plus my MIL all still live there. I loved both sides and I went to school at Abbey, Wisdom, and Division. All three were great schools. All the shopping you want is right in reach and sometimes walking distance. What I really think drives the low prices is what everyone else says no basement and the taxes. But it is an excellent neighborhood to live in so it does not hurt to look.
