Why do you think the taxes on LI are so high?
Of course b/c of the good schools, but I am wondering how much more taxes can actually increase? I feel like they just keep skyrocketing and it is making it harder for people to afford their homes. I understand the mortgage industry screwed up when they were giving people low interest mortgages, but in most cases, I think people could afford their actual mortgage payment, it is the additional $600,700,800,900+ people have to pay monthly for their school/property taxes. I pay about $1k extra now a month towards my taxes, but when I bought the house 1 1/2 yrs. ago I was only paying around $700 I told DH at that rate in 5 yrs. are taxes will be $20k for barely 1/4 acre in Nassau
ETA: And I think alot of our tax increases, Nassau and Suffolk, have to do with our police salaries. And I am all for the police, DH is a cop (in the city, so he definetely doesnt make as much as Nassau or Suffolk) but these guys get a big raise every couple of years.
The amount of people that live on Long Island and the amount of taxes EVERYONE is paying, the county's are making a killing. I would love to know where all the $$$ is going.

Why do I think the taxes are so high? Its 100% because of school taxes. If you look at the breakdown of your tax bill, you'll see the taxes for police are a very small part. School taxes are 60%+ of the tax bill. Do we have good schools, yes. But there are other parts of the state/country that have good schools and the taxes aren't as high. Part of it is because the teacher salaries here are higher than in other parts of the country. Do I think teachers should get paid less, no. What I do have a problem with is the school districts with only a few thousand kids who have superintendents, ***'t supers and other admins making six digits. What I think should happen is consolidation of school districts on LI with only one set of administrators. NYC has only ONE set of administrators that handles HUNDREDS of schools with a million kids. And gets paid a lot less than his couterpart on LI.
If we were to consolidate you'd definitely see a decrease in taxes. There was an article in the paper about this yesterday. Moriches and Center Moriches SDs are trying to get this done and the taxes for residents in those two districts will go down if the merger is succesful.

this is Alan Greenspans fault, not the mortgage industry. the mortgage industry gets their rates from the market, and Alan Greenspan lowered rates too quicly too much.
blame the mortgage industry for the subprime though! that is their fault!

I totally understand! My school taxes are 75% of my total tax payments.
I am just wondering how and when it is going to stop. It is totally spiraling out of control and it is unfair to people who work hard and cannot afford to buy homes around here.

I think you might want to do a little more research. The Fed rate has little to do with mortgage rates and there isn't a direct relationship. The Fed Reserve affects short-term interest rate maturities, the Fed Funds rate, and the Overnight Lending rate -- these have an impact on the Prime rate. They do NOT have the same impact on mortgage rates. Mortgage rates are tied far more readily to the trading of mortgage-backed securities (which happens on a daily basis). It's a stretch to blame mortgage rates or the lending crisis on Alan Greenspan.
In fact, often when the Fed lowers the rate, mortgage rates go UP and vice versa -- due to how stock and bond trading is affected by the Fed's moves and how general cash flow in the economy impacts lending rates.

i am 2 classes away from my MBA in finance - i have done plenty of research
there are plenty of articles that suggest this is greenspans fault.
the fed does NOT control short term interest rates if you are talking about bonds. they only control the discount rate and federal funds. this is the cost of borrowing banks charge each other and the fed charges banks, so in turn banks change the prime rate, the rate at which people can borrow from banks.
SO - if the fed LOWERS interest rates, banks then lower the rate they charge people to borrow (and the rate they pay out in savings) - this entices people to borrow more money and save less - so now people are spending more money, increasing economic production, which in turn makes people invest in the stock market.
the stock market goes up, which means the bond market weakens, LOWERING mortgage rates, which are tied to the bond market. you are incorrect when you say when the fed lowers rates mortgage rates go up. The reason the housing prices were out of control was because interest rates came down.
eta: mortgage rates ARE NOT tied to MBS either - MB securities have only been around since the 1970s.

As chairman of the Fed, Greenspan took the federal funds rate down to 1% in 2003 and left it there for a year. Even as the Fed began raising rates, Greenspan's exceptionally low interest rates "planted the seeds for the housing bubble," says Robert Rodriguez, a money manager at First Pacific Advisors who saw the emerging subprime mess early on and has managed to dodge most of it so far.

Why are taxes so high? In two words, school districts. My school taxes are 62% of the total taxes I pay. The majority of that money pays for teachers' salaries, pensions and benefits. While I do not have a problem with any teacher earning a good living, what I do have a problem with is that the we pay for the lion share of their pensions and benefits. Not only do they get their benefits paid for life, but, after they retire, they come back as substitute teachers in the same schools they taught in. So, not only do they get their pension and benefits, they get a very nice salary. All from our pockets. Teachers need to start paying their own way and I don't mean the small amount some pay now. I'm talking about at least 75%. There can't be a free ride any more regarding this issue. We, simply, can't afford it. All it's going to take is some board to grow a backbone and tell their union "no more". If they stick to it, more boards will follow. The gravy train is at the end of the line.
Don't even get me started on the money wasted on administrators.

I'm another believer that its time to consolidate all of the districts. I think there should be 2 or 3 in nassau & 5 or 6 in suffolk. Even that would have a huge impact. The corrupt school boards that are supossed to be "watching our money" aren't doing us any favors either. Next on my list would be a thorough review & reworking of the police dept overtime/holiday/vacation pay rules. I think its time to revamp that whole system. Next is local employees using vehicles for personal use, like the lady driving the car with the suffolk county seal & "for official use only" sticker on the door. She was parked next to me at Tanger outlets at about 10:30 in the morning on a wednesday right before Christmas. Why are we supplying her a vehicle, no doubt gas & perhaps even pay to do her Christmas shopping?
Its time to look up the arses of all local government agencies with a microscope & start over. We've got to start electing people that have the ballz to do it.

Even if the salaries of police officers comprise only a small portion of our tax dollars..the fact that their base salary (not even including overtime) after only 5 years is $97,958 blows my mind. Suffolk County is not Bed Stuy..we don't need to have the highest salaried officers in the country. I would love to eliminate their labor agreement and bring in equally qualified officers from surrounding areas...who I'm sure would jump at the chance to make just 60% of what Suffolk cops are paid. Every little bit helps and the fact that we live in a generally safe area but pay this amount of money for protection is absurd. Thousands of people take the test to become an officer because getting that job is like winning the lottery. I'm not saying being an officer is easy...but when the demand is that high for the job..obviously the salary is not where it should be.

DH and I really wanted to move to Nassau County. However, with taxes rising so quickly, we were just too afraid. My friend's taxes increased almost $2,000 in 2 years.

My husband is a teacher 5 years on the job with a masters in education. He makes $63 thousand a year before taxes. We rent and live in someones basement. We joke and say he should of become a cop at least we would have a lovely home, or any home for that matter.

my DH is also a teacher with five years on the job. he makes less than that because he cant even get a job on LI - he works in queens. he is in $40K of student loan debt. I can't stand when people complain about teacher salaries - its not the teachers its the administration, who make $125+ AND get cars.

ITA.
After school taxes - the largest portion of our taxes is paid to the local police dept. The rest is spread out between other town services (fire dept, ambulance squad, highway, recycling, sewer, parks, etc.)

I agree with the consolidation. I worked as a teacher in florida, where there are county schools and county admininistration. Eliminate 1/2 of the administrators in the county and even there you will be seeing a savings!
