Spionoff: Countertops

Being that i am selling, we are considering redoing our countertops in our kitchen to make it more attractive.

WOuld buyers ONLY want granite or are the others mentioned in the other post (Silestone, ceaserstone), as desirable.

Price is a huge factor as we don't have much to invest into this property...

Opinions please? (references to where to shop for your recommendation would help too)

as long as it's solid stone of some sort...i am not a huge fan of granite.

I agree...that stone look is in...and would change the look of your entire kitchen...go for it..within your means and needs...I do hear granite is high maintenance and I know I'm not into that..haha

silestone (quartz) runs about the same price, but is more durable than granite. Also you do not seal it. Both vary in price by the color choice.

I'm shopping now for new countertops and HD and Lowes both agree that their quartz and granite do not need any sealing or upkeep. I think another less expensive option is Corian, check it out. Also, if you can install it yourself, I know getting it in "slab" form is way cheaper. Good luck.

Everything depends on the buyer. Some buyers will turn away from a house without granite counters. DW and I don't like granite, so even if we didn't walk away, it would be a big negative for us.

Granite does seem to be a trend lately, however, so, in general, it probably won't be a negative.

can I advise against it? we are looking at a house that just updated the counters and nothing else. I'm so torn, b/c I would like to rip out the kitchen, but would hate to waste the granite.

What about talking to you REA about offering a credit.

I don't care for Granite and I think spending that much to add to cabinets that might seem outdated is kind of a waste. For less than $1000 you can do custom formica that will make the kitchen look more fresh but it won't break the bank. If the buyers don't like it, they'll change it.

IT's funny that you mention formica because i have seen ALOT of it on HGTV lately and like what i have seen. they make it look like stone. i just don't know anything about the durability of it and if it is something that people would "recognize".

I started a disliking to granite when someone on here posted about someone's kitchen emiting so much gas that is was near toxic. i don't like that. it really scares me, although, the look of it is gorgeous.

ITA

most people want the whole kitchen redone, not just counters, and they may feels a waste to rip out the granite, They may want to do a different color cabinet that may not match the stone you chose.

I'm too tired to search right now but I posted my kitchen in a thread the other day. My counters are custom formica that people think is granite. I picked it because I loved the colors. Its not shiney, its got a matte finish & its does not scratch at all. Its coming up on 5 years & its in great shape. We paid less than $800 to have it custom fabricated & installed.

It is very common for sellers these days to take a portion the money they would have spent on remodeling (in this case the countertops) and take it off the selling price. You do not take the full amount obviously because you want to generate a profit but a percentage. This percent is not mentioned until you begin negotiations with a buyer or at the discretion of the showing real estate agent. Many people want to remodel the kitchen when they buy and make it thier own. By this it may be a simple color change on the cabinetry or perhaps a new countertop surface so the monies off would be an incentive.

EXACTLY!!
I'm also shopping around and have found that I often hate the cabinets but feel bad to get rid of the granite so I usually just X that house off my list.

I don't think re-doing just the counters will make a deal..if its a WHOLE kitchen redo,now thats a different story.
Save yourself the money & grief & go "as is"..let the new buyer do the kitchen as they like.

Don't bother upgrading just the countertops.

Either offer a "credit" by giving the buyers a check at closing so they have some money for home improvements (they may want to upgrade something else with that money)... or just price your house aggressively.

ITA with this! i think the new formicas look great, and will give a nice, "fresh" look to the kitchen for selling it, without being TOO expensive. Check out the wilsonart HD line... we just had it put on a new bar that my uncles made for us, and it looks great! in fact, DH had a friend over to help carry everything in, and his friend saw the counter and said " uh... i'm not carrying all that stone!"
