Need Help....Alot of ?s about LI
Just to give you some background information before I start asking alot of questions. I grew up in a very small town in Illinois. Sig. Other grew up on LI. We met almost 2 years ago and moved to NC together.
Now we are thinking about moving to LI because I want to be close to family, his or mine, but I have no idea what to expect and need some input!
How much do we need as a combined income to make it without huge struggles?
Is it possible to buy a house on LI for people just starting out? I'm sure alot of you know that NC is alot cheaper than LI, but Illinois is even alot cheaper than NC.
Are their plenty of job opportunities on LI? Have business degree, but retail background.
Any input would be greatly appreciated!!

I hate to sound so Down and Out and put you down and out but Id have to say no to all your questions. You could buy a decent (fixer upper maybe) house for 400,000.00

Thanks for the honesty!! Like I said before, I don't really know much about LI and I have his family saying one thing, friends from there saying another, and even though they all want the best for us.....they want us there.
He makes decent money by himself, so I know that we could have the lifestyle we are use to if we rent but we want to buy a house eventually and to be quite honest, $400,000 for a fixer upper is unheard of where I'm from....that's a mansion in Illinois!!
Just one of the many differences!!!!

I've been on LI for most of my life but now that I am amrried w/ one child it's time to say good-bye! It's so expensive here, we're moving to Virginia next year.

I love NY - and the Island and dont plan on ever leaving no matter what the cost.
I love being close to the beach/Skiing/City/Country, etc...
I feel there are more opportunities here than anywhere else I have ever been. I have friends who have changed careers multiple times on the drop of a dime...just because they can.
Travel is easy with so many airports...you can take a cruise straight from NY - You can eat any cuisine, from anywhere in the world, made by natives from those countries.
NY has a great university system - private and public. The opportunities for education are endless.
YES - it is expensive to live here...Yes I overpaid for my rediculously expensive house - if I bought a house for the same price elsewhere I could have THREE houses...but I love it...and wouldn't want it any other way.

We are going to look at houses in Florida this month cause the prices are Disgusting. And to Rent Im so sick of paying over 1300.00 a month in rent that is a mortgage.

Right now we are paying $1000 in rent for our townhouse in NC and that's more than a brand new house!! But once you buy here, you're basically stuck because there are so many new houses going up everywhere!! It's hard to sell!!
So, I'm assuming since so many of you are moving or wanting to move that the pay on LI doesn't cover the price of living or equal out like it does in other cities?

Well, here's an example:
DH makes 150K/yr. If he had the same job anywhere else he would make about 100K./yr, +/-.
So, that 500K house here - 250K somewhere else - would be made up in 5 years by his additional salary.
I know that is totally simplifying things but I just use it as an argument for why we pay more to live where we live.
I have Jones Beach 10 min. from my house - Manhattan and B'way is 45 minutes - Mtns. are an hour away - and direct flights to Europe from JFK which is 30 min. from home.
PS - He bought the house before the boom for like 250K....so we really can't complain!
What I do know is once you leave LI it is very difficult to return, unless you have a job that relocates you, because of the expenses involved. Happened to my BIL in Denver - he moved out with a NYC salary, bought a huge house, then...got laid off. Now he has a Denver salary, and can't even think about returning to LI.

I think it is a different situation for people who have a home already, or are handy and capable of fixing up a home, or people with a nice size chunk to put down.
To just start out is hard. It is a long workday and long and expensive commute, and taxes are crazy. NY is a who you know kind of job atmosphere from what I experienced, money is out there, just the hiring process is much different. DH and I had a lot more money in FL and were getting much more bang for our buck.

I hate being negative, but maybe go to realtor.com, look at houses, play around with the mortage calculator. Go to monster.com and do a job search. I know that is very limited, but just to get an idea. I am not sure if you plan on working in the city, but add on the commuting price. Mine from SI is 10.00 a day. so that is 200 a month just to get to work. DH as well. so I even hate typing it , but 400.00 to get to work. on a bus for over an hour one way. Maybe move here and try it out, so that you are not always wondering. Good luck

This is exactly how I feel when You are paying 1300+ in rent how can you save.
I completely agree with both of you, that's the reason why we are also saving to move to florida in about two years from now. I want a beautiful three bedroom house, I would have to be extremely wealthy to be able to afford something like that here and we are not.

Well, as much as I love LI, I would get out in a heart beat if I could convince DH.
We paid just under $400,000 for a "fixer-upper" 2 br starter home
the Taxes on this little (and I do mean *little*) gem are about $4500 a year after STAR discount
Our land is 100ft x 90ft
My commute costs about $35 per week, but it takes me almost an hour each way to go 28 miles.
DH commute costs him about $150/week and takes slightly less time.

My theory is - you get what you pay for. It is more expensive to live here- but for me - I get more here than I can get anywhere else.
Sure - like I said I can buy a MUCH bigger house somewhere else....but I think I would be miserable in a house twice the size if I didn't have a city nearby - (or "the" city) and accessable to me.
That is what my priorities are though - I will take a smaller house to have other luxuries. (This is just one example)
You have to decide what your priorities are...and go from there.

Quality of life can be measured in many different ways.
To me- I don't sacraficing the size of my house if there is more to do outside of the house- the beach, the city, broadway, clubs, bars, restaurants, etc...
Some people- want the big house- and they'll spend most of their time in that house.
For example, in NYC- you don't spend as much time at home b/c #1- the home is small and #2- there's so much to do outside of the home.
DH and I are only in our house to eat & sleep... otherwise we're on the go.
A Floridian/North Carolina/suburban lifestyle cannot be compared to a city/urban lifestyle... it's like comaparing apples to hotdogs.

There is a website, and I'm drawing a blank right now about the exact name of it, but you can put in your city and salary then select other cities and it will show you what you would need to earn there to maintain the same level of living.
For me, I left NY and now live in Chicago, but it is more expensive than LI. I paid 200k more for my 3 bedroom condo than my friend did on a 4 bedroom house in Suffolk - we closed 1 week apart. And she has a yard, deck, family room and living room, etc. So, prices will fluctuate anywhere you go - pick where you will ultimately be happiest. If family is your top priority, then go to LI - you can live further out in Eastern Suffolk and spend less on your home. There are plenty of businesses on LI so you can avoid a long commute to NYC. Plus out there you're closer to the wineries and Hampton beaches!
But, contrarty to the salary argument mentioned earlier - I make 25k more here than I did in NY and DH makes the same that he did in NY.

I wanted to add my .02 and say I totally agree. Sure I could have bought a brand new, much larger home else where with a master bedroom suite and jacuzzi tub, but what I have instead is the ocean, the city, and family.
We are 10 mins from Jones Beach. We can be into NYC in 45 mins on the train or drive in. And my family is close (NY & CT).
For my career, I could go somewhere else, sure. But I wouldn't have the extensive opportunities I have here. Yes, I make more in NYC, but it is all relative.
As for the house. My DH and I bought a home last year, during the boom. It is smaller then I thought you would get for almost $400k, but it is great. We didn't have to put a lot of work into it, it was in great condition. All of the work we have done has been to make it "ours".

I agree with the above posters... I would not want to live in another state just to have a huge house. we bought a decent sized house and are close to family, friends, nyc, etc...
