Need town suggestions-Nassau county

I currently live in Brooklyn, but I am from Glen Head (the north shore of LI). I really don't know many places outside of Glen Head, Glenwood Landing, Roslyn, Glen Cove, Sea Cliff, Oyster Bay, Locust Valley, and Bayville.

DH and I are city people. We have lived in cities for the last 11 years, but we have come to the realization that if we want to own a home in the next 3 years it most likely won't be in Brooklyn.

Here is my criteria: 1) this is the MOST important. It has to have a stop off the LIRR for commute 45 minutes or less.
2) We would really love a town with a downtown area, think Port Washington. We want places to walk to dinner, shops, etc.
3) Good school district, or is a safe area with "lower" (if that exists) taxes that I can use the money to send DC to Catholic school.
4) Taxes $10K and under
5) houses that are $450 and under for a 3 bed 2 bath.

its going to be hard to find all that in Nassau with taxes under 10k. we had a budget of 400k for a house and we couldn't find a good school district with taxes under 10k.

I know the run into the city is a bit further but did you ever consider huntington with harborfields SD? its good schools, and certain areas that fall into harborfields, you can find a house for 450

How far is the commute from those areas? The only way DH will move to Long Island is if I can promise him a reasonable commute.

Merrick and Bellmore (express trains run all the time... and are under 45 minutes). I used to commute from Bellmore into the city, and my husband still does, so I can vouch for the commute being a good one! Any town on the Babylon train line is a good commute.

In Merrick and Bellmore, taxes are higher (more in the $11K to $12K range on average). However, I recently sold a 4 bed/2 bath cape in Bellmore for under $350K and taxes were around $9K. You can definitely find nice homes for under $450K with taxes around the $10K mark.

The school district is Merrick-Bellmore Central for middle and high school -- 2 middle schools (one for Bellmore, one for Merrick) and 3 high schools (one for South Bellmore and South Merrick, one for N. Merrick, and one for N. Bellmore). There are 4 elementary school districts: (i) Bellmore, (ii) Merrick, (iii) N. Bellmore, (iv) N. Merrick.

Both have cute "town" areas -- Bedford Ave in Bellmore and Merrick Ave. in Merrick. Plus, there are lots of restaurants, shops, salons, etc. on Merrick Rd and Sunrise Highway. I live in N. Bellmore and there are a lot of "family friendly" activities in town -- Halloween parade, strawberry festival, fall street fair, children's theater.

You might also consider Hicksville. Great commute (Hicksville is a major hub) and taxes are very low for Nassau (on average, around $7K, I'd say). I've sold houses in Hicksville and there is a lot available for under $400K, and definitely $450K. My office has a listing right now in Hicksville for $459K -- a mint condition updated colonial (3 beds, 2 baths) with a finished basement, huge kitchen, central air. Hicksville is big -- south Hicksville is more similar to Levittown (some houses have no basements, you have a lot of Levitt ranches and capes). North Hicksville is more of a mix of styles of homes, and some areas of North Hicksville are zoned for Jericho or Syosset schools, which are very highly regarded. But you don't have the "town" feel with Hicksville -- it is spread out and there are a lot of commercial areas.

Also, Bethpage may be worth looking into. Bethpage in Island Trees school district usually has more affordable taxes. There are a lot of split level homes in Bethpage/Island Trees SD. Parts of Levittown are also zoned for Island Trees, and those homes are usually more affordable (again, lots of Levitt homes -- capes and ranches).

Based on your criteria I would say Mineola, or franklin square

Mostly based on the time of the commute you are saying. 45 minutes or less.

Including the price of the houses you want to look at.

Hicksville would qualify on commute with a direct train (about 42/45 minutes) but there is no downtown.

Bethpage is nice but taxes will be closer to 12K

My friend moved from Forest hills to Rockville Center and loves it. She can walk to restaurants, bars and the train station. The commute from RVC to the city is great too.

oceanside may be a better option. rvc taxes are Chat Icon Chat Icon Chat Icon Chat Icon where I am in oceanside(by atlantic ave and long beach rd) we are really close to rvc and the lirr. oceanside has everything nearby.

ROckville Centre is about 40 minutes of a commute and has a good school district and a small village feel. They have a cool place called Artrageous where you and ds can paint pottery together, and a mexican food place to DIE for called CABO! I was also thinking seaford, excellent sd, if you live close to merrick road they have walkable restaurants, great town in general, wantagh, merrick, bellmore, all a reasonable commute with a beautiful town, and good school districts.

I was going to suggest RVC but I don't think you get much bang for your buck there in terms of houses...unless you do Malverne SD.

Bellmore or Merrick might be better for you. I take that train and its 40 mins.

I live in RVC and love it. DH commutes to the City. My taxes are $11K for a quarter acre in Oceanside SD. You can definitely find houses in your price range in the village of RVC with Oceanside schools. You still get super cheap RVC electric and water which should factor into your budget. My house is actually on the market now but out of your price range. Good luck.

We live in bethpage 5 mins from the train station. We have a 3 br / 2 bath cape we bought for under 400 and our taxes are around 8,500. We love it

I agree with some previous posters. I'd check out: Floral Park, Mineola, New Hyde Park, Franklin Square. I think Floral Park is your best bet, the the taxes could be $$$$.

if you look into hicksville I would only consider the part that goes to syosset SD

and none of the blocks that back up to the parkways, there are and always have been a ton of robberies in that area because of the easy way out

Taxes are not under $10K in RVC, Wantagh or Merrick mostly. Maybe Bellmore.

you're going to be very hard pressed to find a town with a downtown like port washington with taxes under $10k bc most towns that have these "downtowns" also have village taxes. a lot of the towns previous posters have mentioned are nice but they don't really have downtown areas - there are restaurants, etc. but not in a "quaint downtown" area like it seems like you're looking for.

we just moved to floral park last year and absolutely love it. the schools are good, the downtown is wonderful and lirr only takes 35 min to either brooklyn or penn station. the lirr station is also really centrally located and most people walk to it. you can definitely get a house for $450 but your taxes might be a little over $10k - maybe 10.5 to 11k. if you have any other questions about fp just ask!

I just bought a home less than 1 mile south of floral park village in Franklin Square on the Stewart Manor border (my yard is actually considered Stewart Manor).
I love that I am able to use the LIRR parking lot (for a price) and my taxes arent $$$$$. I agree that Floral Park is the place to be if you are looking to be close to the city/LIRR and have a nice downtown.

I agree that average taxes for Wantagh and Merrick are more in the $11-13K range on average, however:

There are 28 houses available right now in Wantagh and Merrick that have 3 beds/2baths, are listed at $450K or less, and have taxes of $10K or less. So it's definitely do-able to find a house in those areas with the op's criteria.

Personally, while I think a lot of the towns mentioned are great areas to live, I think you get a little bit more for your more for the money (in terms of house size, lot size, etc.) on the south shore of Nassau.
