Garage conversion
About how much would it cost to convert about 200 sqft garage to a small den or office. does anyone have experience with this? TIA

We're actually beginning this project next week.
I think it really depends on what exactly you're looking to do...for us, our garage is right next to our existing den, so we are taking the wall down between the den and garage to make one large den. The load bearing support alone is costing 6000 because a 23 ft composite beam needs to be installed into the ceiling to now bear the weight of the 2nd floor. We have heating that needs to now be recessed into the ceiling and baseboard heating installed, that is about 1500, an additional window where the garage door was which needs foundation laid and finish work to the front of the house, thats about 3000...then of course all the flooring for about 700 sq ft will be about 3500...electrical, sheet rock, moldings...
we are looking at about 20K.
Are you leaving the garage door? Is there any plumbling, electrical that needs to be changed? What flooring do you intend to use...the cost will vary a lot depending on what you are looking to do.
