Mastic Beach, Shirley & Mastic Residents?
Tell me your likes and dislikes of this area. I used to live in Yaphank and now we are recently in the house buying market.
Who lives in this area (or did) and can tell me about what you like and dislike?

My girlfriend and her hubs live in Mastic Beach and they hate it... They bought during the bubble and now owe more on their mortgage than their house is worth due to all the rentals in the area - their property value went way down...
They also don't think they're in the safest neighborhood...
I've heard nothing but bad things from them.

not the best area.... i work right by all 3 areas & have driven through
i have also heard ppl at work refer to mastic beach as "mistake beach"

Inlaws live in mastic beach and sil lives in shirley. I would personally never move there mainly because of the sd, William floyd not so great. As far as the area's they live in, well inlaws have a gorgeous house but its one of few in the area and they are actually losing out on money with it. Taxes are on the higher side also. I always said if we were'nt planning on having kids then we might consider mastic since the homes are reasonable priced but if ur going to raise a family i would not recomend it! IMO...

Thanks for being honest We are not looking to have children, so we were not concerned with the school district. The house we are looking at is a New Build (old house was ripped down). So it seems like we are getting more for our money than other locations, where we could NEVER afford this home.

A woman I worked with lived there (and also called it "Mistake Beach"). Her next door neighbor took in a tenant who was a convicted child molester. She tried to sell but the house wasn't worth what they paid for it so they foreclosed.
The only other things I know about Shirley, I read in this book. Welcome to Shirley: A Memoir from an Atomic Town.
The review of the book:
Journalist McMasters's look at the toxic relationship between Brookhaven National Laboratory and the neighboring Long Island towns careens into a tedious memoir of childhood. McMasters moved to the unpromising working-class town of Shirley in the early 1970s when she was five and her golf pro father got a job with Hampton Hills Golf & Country Club. For a child without siblings, the street teeming with young families was a magical place to grow up, and McMasters made lifelong girlfriends.
However, the town was economically depressed, despite its optimistic founding by Walter T. Shirley in the early 1950s. And Shirley was in the shadow of the top-secret Brookhaven atomic research laboratory, whose nuclear reactor was completed in 1965 regardless of the dangers posed to the growing community. Tritium, the waste from nuclear experiments, leaked into the adjacent rivers and aquifers for decades, and the author ploddingly traces the seepage into private wells.
The town flirted with a name change to bolster property values, just as residents were plagued by alarming cases of cancer. Indeed, thanks to the Long Island Breast Cancer Research Project of 1993, a cluster of cases was discovered within a 15-mile radius of Brookhaven. Intermittently, McMasters summons considerable research and critical powers, yet the litany of Shirley's resident misery resists an elegant synthesis.

As a sidenote, we weren't concerned about school districts since we won't be having children either. It just so happened that the nicest neighborhoods we drove around in that we could afford were in decent school districts. People here have commented that the nicest SD's also tend to be the nicest and well kept neighborhoods.
You really must visit the areas, more than once, on different days to really get an idea. Do a search on Newsday.com for articles in that area. Read the crime blotter, look up the area on Zillow.com, etc.

I think you are confusing Shoreham with Shirley. Rocky Point is no where near there. RP is on the North shore, Mastic/Shirley are on the South shore...

I worked out there for years. I would NEVER buy a house there. I know people who live there and who LOATHE it. they are all stuck in their houses, because resale and SD SUCK!

William Floyd SD is one of the worst SDs on Long Island. Riverhead SD is just as bad too.
If you want to look out east, look in Wading River, Rocky Point, north shore. Also try to get Shoreham/Wading River SD over Riverhead/WF SD.

Cant comment directly... but DH's uncle lives in Shirley.. has for quite some time... but the area has changed and hes looking to get out asap... I havent heard anything really great about those areas...

I grew up in Mastic and graduated from William Floyd School District. It's so sad that the area has such a bad rep. I'm not saying that it's unjustified, however, there are many lovely people who still live there, many wonderful teachers and many talented students. It's horrible that a few "bad eggs" can ruin a whole town.
Because of the above reasons and the town's proximity to the beach, I'd like to see someone (perhaps a politician) step in and clean up the area.

Yaphank is ok, depends where you are. I would absolutely avoid Mastic Beach.
Check out Manor Park. Its a part of Mastic that attends Eastport South Manor schools.

It's not all bad. For example, if you are lucky enough to be able to afford a home in Shirley Estates, then it's not so bad. Some areas are sketchy, but isn't it like that everywhere? I think William Floyd gets a bad rap, just like other schools. When it comes to schools remember it's what the kid does with the opportunity that is given. If you are not planning on having kids then don't worry about the SD.

Thanks for all your opinions and FM's. It is nice to have a lot of perspectives on the area, homes, people, and SD.
I will look into Manor Park - never heard of that area.
We are looking all up and down William Floyd and also the area's of Selden and Ronkonkoma. We are trying to open our search some more.

No. I don't think there are "areas" in Holbrook that are sketchy. Houses here and there but not "areas".

I am quite familiar with these areas and have been for about 20 yrs. with family living there. This is NOT a place I would live or raise my children. If you need more info you can fm me. Just my 2 cents from experience.
