we own two rental houses in Shirley/Mastic. One of the houses is on a really cute, well kept block. The other not so much.
The advice I always give to people searching towns is to drive around the town at 11:00 at night on a friday, do you like what you see? Go to the local shopping centers in the middle of the day on Saturday, the people you see are your neighbors. Eat in a local place. Drive around neighborhoods on Sunday afternoon to see if people are outside caring for their homes or playing with their kids. Follow the the high school bus around, look at the behavior of the kids as they get off, do you like what you see?
These things will tell YOU much more than anything we can tell you here, every person/family has a different ideal. What's great for me maybe awful for you!
Our primary residence is in Ridge, there are very large, new homes here for what I consider to be good prices. I love our little community, most of the businesses here are owned by my neighbors, its nice to have people know your name when you go to get pizza or flowers. Our area is mostly blue-collar, lots of young families.

It's not all bad. For example, if you are lucky enough to be able to afford a home in Shirley Estates, then it's not so bad. Some areas are sketchy, but isn't it like that everywhere? I think William Floyd gets a bad rap, just like other schools. When it comes to schools remember it's what the kid does with the opportunity that is given. If you are not planning on having kids then don't worry about the SD.
Definitely not like that everywhere, I grew up in Kings Park and live in Smithtown now, neither have remotely sketchy areas.

KellyFG - that's FANTASTIC advice.
I think every area has it's "negative" side - here are some positives for you, any current Shirley, Mastic, Mastic Beach residents and alumni:
TJ's hero shop - FABULOUS!!! - I look forward to visiting my parents just so that I can grab a sandwich from the best hero shop on Long Island.
Community Library - A beautiful, state of the art library.
Proximity to the beaches.
Teachers I have grown to love, and friends who now teach in the Wm. Floyd SD.
Ice Cream Cottage - Best ice cream on LI. I used to work here and people would travel from NYC to the hamptons and take some ice cream "to go" (i'm not kidding!)
Wm Floyd football team - Super talented - experience the pep rally in the fall - it really makes you feel like you go to a school you see in the movies (think friday night lights)
Wm Floyd school stadium - take in a game under the lights.
Wm Floyd school music program - the concerts actually sound good (unlike many other school concerts I have attended elsewhere :)
And there's more where that came from ;)

It's a generalization. I believe every area does have a negative side of some sort, whether it be crime, drugs (even in wealthy areas).
I simply posted that comment as a former resident. The poster asked for pros and cons. The area already gets plenty of cons so I figured why not throw a few pros out there :) I'm sure many of the current residents appreciate it.

Some people like living on main roads, some people will only live in a cul-de-sac, some people like huge school districts, some people like tiny school districts, some people don't mind living near large industrial areas or smoke stacks......I can go on all day. There is no one town that is perfect in every way to everyone. Its nice that you are partial to your area, but I have a friend that lives in your town & wants to move, she doesn't like it, and she can list 10 reasons why. Neither of you are wrong.

ITA with you. We knew a couple that lived out there and thought they lived on a nice street. The house across the street was boarded up. Maybe my perception of a "nice street" is not the same :0

I was referring to Hazel's "negative side" comment, I never said anything about every town having a sketchy side, but I stand by my opinion that EVERY TOWN EVERYWHERE has SOMETHING negative to some person.

i highly doubt TJs hero shop and ice cream cottage provide for an increase in resale value when the crime rate it elevated and the school distract is less to be desired.
im not trying to be harsh but these are your childhood memories of what made your area your home, but the statistics speak for themselves.
IMO, i wouldnt buy a home there.
Kim, try looking for a smaller home in the best area you guys can afford. this way when and if you want to upgrade you will get the best return on your investment.

I think this is what people were trying to express, statistically it is not one of the nicest areas on the island, regardless of a nice ice cream shop or not. That doesnt help the resale value of your home. When looking to buy, you need to consider school district (even if you arent having kids, for resale value), crime, overall area condition.
I agree Kim, for resale alone, you are better buying the smaller home in the nicest area to make it be a sound investment.

My office is located in one of the nicest areas on Long Island and we have issues with vandalism (bored wealthy kids with nothing to do on a Sat night).
I was just posting some positives of the town - for the same reason as Kelly. Many LIF's live in these areas and I'm sure it's not enjoyable for them to read only negative comments.
