My Dad lives in Rocky Point-somewhat near there and its really cute there. I think the prices are reasonable there



there are many reasonable homes in this area

I am working with a buyer now- and I found some nice stuff- under $200k is going to be on the smaller side

I would also look at bank owned- NOT short sales- but bank owned- you can get a good deal that way as well

my company just went into contract on a nice 2 bed in rocky pt- bank owned $140k

No one said there wasn't but in certain towns there are bad areas and those areas have been there for years and are not going to change.
No one is being naive. I have personal experience in both areas for many years and know the difference.

The advice I always give to people searching towns is to drive around the town at 11:00 at night on a friday, do you like what you see? Go to the local shopping centers in the middle of the day on Saturday, the people you see are your neighbors. Eat in a local place. Drive around neighborhoods on Sunday afternoon to see if people are outside caring for their homes or playing with their kids. Follow the the high school bus around, look at the behavior of the kids as they get off, do you like what you see?

These things will tell YOU much more than anything we can tell you here, every person/family has a different ideal.
What's great for me maybe awful for you!

Thanks for the tips! We are going to be looking at Ridge too.
So far we have looked only in early afternoons and on the weekend days. So looking at night and checking out the area and shopping areas are really great ideas.

KellyFG - that's FANTASTIC advice.

I think every area has it's "negative" side - here are some positives for you, any current Shirley, Mastic, Mastic Beach residents and alumni:

TJ's hero shop - FABULOUS!!! - I look forward to visiting my parents just so that I can grab a sandwich from the best hero shop on Long Island.

Community Library - A beautiful, state of the art library.

Proximity to the beaches.

Ice Cream Cottage - Best ice cream on LI. I used to work here and people would travel from NYC to the hamptons and take some ice cream "to go" (i'm not kidding!)

Thanks for adding in the Library! I love going to my current Library (longwood) and didn't think of looking into this.

My REA reccomends this area too, and we live close to it now. We are looking for a 2+ bedroom home- So I am going to keep my eyes open. What you said sounds just right for our budget and what we are looking for.

Your logic is flawed. Just because there are a couple of nice houses on the water doesn't mean the area as a whole isn't crappy.

Those are waterfront properties which will sell for $$$$ regardless of where they are located. People that have that kind of cash are most likely sending their kids to private school.

There are equivalent waterfront properties in Amityville, and most likely those parents are sending their kids to private school as well since the Amityville SD is pretty much just as bad as William Floyd.

They are not all on the water. That was the only one I gave more detail about...
