This statement ALWAYS confuses me. HOW does one know what a realtor could have sold it for if it was sold by the owner? What is the basis of that statement?
I'm selling using an agent now - we have been on the market since July with only 3, yes 3, showings (I'm in Putnam, not LI.) We are competivitely priced and have done everything the broker has asked us to do. I'm about to pull it off the market and try FSBO for a lower price.
The NAR uses sold comparables like an Appraiser would. They do this in all the major cities. The numbers are between 12% to 17% less, for FSBO's in every market.
Your other issue would frustrate the hell out of me. I sell on LI but 3 showings in 4 months is unacceptable. Check all your info and remember to use true comparable sold only. Do not use listed comparables because it will give you a false understanding of the market. Two main reasons homes sell today are.
1. Compelling price,. Which means even if the buyer thinks about the slower economic times, and possible layoffs, the price or value of the house is too compelling to pass up.
2. Emotional connection. The house you are selling is just perfect for the buyer. Usually move in condition inside and out and staged perfectly.

If u have the time and are knowledgeable in real estate go for it but i think it can be a lot of work. I toyed with the idea when we sold our coop but decided against it. One negative can be if u list yourself and dont sell and wind up w a realto youll have wasted some time and who knows what that means in this market. Could be less money or people being nervous as to why your placehas been onthe market for an extended period of time. Interview a couple of realtors and see what they have to say. You can negotiate w them on commission which helps u save a couple bucks overall.
