Help settle a debate between DH and myself

If you were going to buy a house, what would be more appealing to you?

Feel free to elaborate. Thanks??

1) Solar panels on roof that pay for majority of electric bill, but peeling, old cedar shake shingles covering the house.

2) New vinyl siding for entire house, but no solar panels.

Cheap electric or curb appeal?

cheap electric. you can use the savings to pay for the curb appeal. plus the solar panels will continue to save you money into the future.

Solar is an investment not a lot of people have the money laying around for.

Curb appeal...solar panels have some many ways of being extremely cheap to install whereas siding a new house is 15-20k and if it's that beat up, it may be losing heat and cooling.

Siding. Knowing I wouldn't have to update siding would definitely be a factor. Not only is it curb appeal but it also effects the efficiency of your home. Solar panels would not be a factor into whether I purchased a house. You can put solar panels on yourself by leasing them with no out of pocket cost if you really want them.

New vinyl siding for the entire house.

I do not like the look of the solar panels. And to me, saving on the majority of the electric bill isn't that big of an incentive. My electric bill is one of my smallest bills so that really doesn't do much for me.

Agree. I think solar panels are an eyesore.
And my DH worries too because most of them have a 20 year warranty. Ok so what happens if you stay in the house past that? Then they break and it's on you?
And what if you need to replace the roof? Then what? Rip them off? Who pays for that?

Most solar panels are on the back of the house. We have them and you can't even tell we do unless you're standing halfway back in our backyard.

Plus the savings depends on the size of your house. I believe you're in a condo? 2/3 bed? Our house is pretty big, 5 bed and 3 1/2 bath. Plus I'm a sahm now so I'm in the house with lights on, tv, ac on all day. So our savings are a huge difference.

I would choose solar panels. But are the solar panels in decent condition bc they don't last forever. When did they put them on?

The siding can be changed easily enough.

And what are the other differences? There's a lot that went into our house section. School district. Neighborhood. Layout of house. Kitchen. Bathrooms. Size of rooms. Etc etc.

Are the solar panels paid off or do you need to continue payments on them? How old are the panels?

Regardless, I would pick curb appeal. I couldn't live in a house that I was not happy with every time I pulled into the driveway. My electric bill is not that much per month and it wouldn't be that drastic of a savings for me.

Would you be on the hook for the solar panel "rental".

Most companies charge no upfront, but it takes 10 years to pay it off.

If the panels were installed 2 years ago and you are NOT on the hook for the payment, then I would say Solar. That would be a savings or anywhere from $150 to $600 a month depending on your size etc etc.

If the panels are paid off and they are 10 year old I would go for the new siding house. I would not want to move into a house with 10 year old technology like that.

ITA. My electric bill is really not that much. I would go for the new siding house.

Curb appeal...........100%. I'd rather the vinyl siding, I wouldn't care all that much about solar panels.
