not to be rude but....for those of you who do not agree to illegal apts, i'm sure you would "change your tune" if you were the one who lived in the apt.
And "once again" to all of you renting illegal apartments.... if you were a homeowner whose property value was diminished due to consistently rotating tenants, you'd be singing a different tune as well. I don't give a hoot about illegal apartments, until it starts to affect my quality of life.

I totally agree. Once I became a homeowner and I see what is around me, I do take a different POV about illegal apts.

hmmm, sticky situation. I own a home with an apartment that we rent to a very good friend and to be honest - we couldn't afford the mortgage without the rent. So, maybe you should think about talking to the neighbor first bc you never know how much it can affect them if you report it. I know that I would want one of my neighbors to come talk to me first and let me try to fix the problem. The apartment was iilegal at first but was then legalized throughout the buying process. I was a little upset at first when the sellers made it legal bc I am very scared how much our taxes are going to go up! But I also know it is a good thing bc I don't have to worry about people reporting me. Sorry, don't know if this helps but good luck!

Holy Moly I didn't think this would turn into such a debate
They're actually my grandparents neighbors are they are NOT nice people....the people they've been renting to are reckless, They've had 6 different tenants in the last year (just to show what kind of people THEY are) and we have tried to talk to them and they have the "none of your business" attitude...so now I'm making it my business
I've lived in illegal apartments, and don't believe they should be reported unless they're being "misused" or "abused"

I'll just add my own experience's 2 cents. Depending on the town you live in, they might not do a damn thing about it. I know my neighbor reported a few illegals on my block like 2 years ago. NOTHING has changed so I know they haven't had to deal with the town yet.

i reported an illegal apartment next to me and i'd do it again in a heartbeat.
the guy owed drug dealers money. the drug dealers broke into the house NEXT TO mine. the homeowner wouldn't call the cops because the apt was illegal. so i reported them. the apartment was ripped out several days later and i feel much better.
i still hate my neighbor. he is such scum to allow this to occur in our neighborhood. and the tenants he has in his legal apt are no better. the things they do have caused us to call the cops 3 times in the last year! and he claims he never hears or sees anything

I lived in a legal apt. That said..... In levittown theres no such thing as legal apt unless it's mother/daughter. My neighbors have an apt they rent. They have several people move in and out. They don't bother me so I never thought about reporting them. The truth is it costs a lot of money to live here. I can barely afford to live in my house, so I can understand why people do it/need to do it. They don't park in my spot they say hello when they come and go and they are quite people. No complaints here.

What is the difference if I have someone living in my basement to my sister moving in with me and sleeping in our finished basement?
Should my taxes be raised because I have a family member living with me or is it only if it is a stranger?

It's simple and i'll tell you why. PROPERTY TAXES.
The towns are not collecting their share of taxes on these illegal apartments.
And people wonder why Long Island taxes are always so high. Maybe if the local government had a more effective way of taxing these people with illegal apartments I wouldn't be getting the bottle out every time my tax bill shows up.

I also beg to differ that illegal apartments are affecting property values. In what way?
Now I can see being upset about transient people moving in and out of apartments but that is something I would discuss with my neighbor before reporting.

As a matter of fact in the 20 mins or so I did of research for this post not ONE document discussed illegal apartments as a cause of high property tax rates. The only ones that did were blogs or Op-ed pieces.

Well I have a rental house 2 doors down from me, and I have a huge issue with it. I am close to calling because it is a ranch with an illegal apartment in the basement. The owner does not live there. Every 6 months he changes the tenants.
We had a drug dealer, an atv rider, a mechanic running a shop out of the drive way, 3 young guys who thought it was a frat house and that setting off fireworks ALL the TIME was cool and a mother with 2 young girls. She was the only one who was not a problem. The tenants that are in there now are a little dicey but we shall see. The next problem tenant and it will get reported. Why because they infringe on my enjoyment of my property that I pay taxes on. The ATV guy almost ran me over when I was walking my daughter in her stroller, the drug dealer, I don't even think I have to explain. The frat guys besides the friends peeing in the street, the fireworks and the parties every weekend they were constantly speeding down the block. I could go on and on.

BUT, many illegal apartments were deathtraps. (I should state I never actually rented an illegal apt... too scary for me) there are REASONS why there are laws governing apartment rentals. it's not just to collect taxes and inconvenience the landlord.
I saw basement apartments with one indoor staircase entrance, no secondary egress in case of a fire (only tiny basement windows), no smoke or CO alarms, yet the furnace was in the basement... I could go on and on....
I am anti-illegal apartment becuase of that. When I moved out of mom's house, she converted my living space into a legal apartment in huntington township. yeah it cost a bit more money, yeah there was paperwork and inspections, but it is safe and above board.
I frankly don't understand why the landlords don't make it legit......

Do tenants in illegal apartments send their kids to the local school and utilize the school resources? Yup.
Do they pay their share of school taxes for their children that are utilizing the school system? Nope.
Is the Landlord paying the taxes for his rental? Nope.
Do you see the problem here?

How does a mother/daughter compare to a regular apartment?
I hear M/D tossed around on MLS but never bothered to figure out what it was. I just figured it was some sort of legal apartment.

I think M/D is just the slang term they use for the type of rental. I guess M/D is more of a "living together" rental where the apartment may not necessarially be completely closed off from the primary apartment.
I don't think it says in the Town Of Hempstead code that you have to rent it to your Mother. Or a family member for that matter. How would they verify the family ties? DNA?
If somebody knows otherwise, i'd be curious to hear about it.

Most of those apartements (I rented one and I have 1 upstairs in my house.... UNRENTED!!!) are not legal.
If you have a full kitchen with a stove... it's considered an apartment and MUST be legalized. Mostly, they are illegal because having an oven is a fire hazard. They are too powerful for the electric circuit of a house.

I used to rent both legal and illegal aparment.
It's naive to think the issue will go away. There is a need for those cheap apartments. Plain and simple! There is not enough legal apartments on LI and some people just can't afford it.
It's not just about people who rent. It's about the big picture.
Renters provide an income to some people who get a few extra $$$. Illegal apartments are cheaper. It's a win win situation.
So having been a renter of those apartment I totally understand why they are there.
That being said, I am also a home owner now. I am not going to bash on those apartments just because I "made it" to home ownership. I did not forget that those apartments were a "savior" at some time in my life.
I have no problems with them per se. I do have a problem with someone renting to multiple families in one house. Renting to a couple of 1-2 cars. Yes. We have a house nearby. There are several families in them. They have 5-6 cars. This is nuts. They are taking over every spot around to park their cars. It's quite annoying!
As far as being annoying and loud... well, we have a home owner not too far from us who think it's cool to play his stereo as loud as possible when he washes his car in his driveway. Listening to "me so horney" at 3pm when my son is napping is not my idea of the ideal neighboor. And he owns his house.
Both DH and I are very tolerant to illegal apartments. As long as it does not bother us.
I think so of us "may" rethink our view when our kids will look for a place to live and they found a "great" illegal apartment.
