WWYD? Question about rental property

DH and I own a second home that is a rental property (legal two family house). One of our tenants who has been with us for six years told us last month she was moving out ASAP. She gave us her 60 days notice and we actually found another tenant to move in as of January 1st (thank goodness). Well, I got an email from her last night saying 1) her boyfriend broke up with her - who she was supposed to move in with and 2) the apt she was supposed to be renting is no longer available. She cannot find anything in our school district (she has to DC who need to stay in district) and she's supposed to be moving out on the 31st (as she indicated). Our new tenant gave his current landlord his notice and left us with a security deposit.
I know there's not much I can do and I cannot tell the new tenant that he can't move in any more but I just feel SO bad our present tenant who has two kids and is being kicked out (again, her decision initially) during the holidays with no place to go.
WWYD? I know what the right thing is, but need some reassurance.

I would stick with the new tenant. What if your tenant gets back with the boyfriend and next month she says she's moving out again. She gave you her notice, you found a new tenant and the new tenant made arrangements to move in to your rental. Its not his fault your tenant broke up with her boyfriend.

its not your fault, but i understand your concern.

i guess i feel a little differently than the others - if she's a good tenant, i'd see what can be done to let her stay.

That's sort of how I'm feeling.

Up until recently, she has given us NO problems. However, she began arguing with our downstairs tenant and it's become an issue. I would try and see if I could keep her, but then what happens to our NEW tenant who just gave his notice to his current landlord and has a family of his own? Ugh, so not easy!
