Square Footage for Insurance

For those of you with attached garages, do your insurance companies count the attached garage as part of your square footage for the house? Our insurance company wants us to pay for an additional 312 square feet of coverage for the house, which is the garage. We appealed it, since the garage isn't living space, but we were denied.

We have a split, if it matters, with bedrooms over the garage.

I have no idea if this is just our insurance company or if this is the practice of all companies. Looking for others' experiences. TIA!

They probably want it included because of the bedrooms above the garage - likely this way in case something happens to the garage structurally you are covered (as are they). I would do it in your situation - I wouldn't even fight it. If you didn't have the bedrooms over the garage, I doubt it would be an issue.

In order to determine your Dwelling Replacement Cost Value, we have to ask for the square footage of your home. The garage & basement will have a lower cost per sq. ft. than the house. If the house is $190 per sq. ft, then the garage may be $100 depending on size and details. This is just an example, but they do have to include it.

Why wouldn't they include it. It would still need to be replaced if there was say a fire. While it may be cheaper to replace since its usually just a shell it still needs to be replaced.
