im not asking you to change my mind, im asking you to back up what you are saying. theres a big difference in struggling to live in lloyd harbor, or struggling to find an affordable condo in an iffy area.

this is an exceprt from an article in 2002 from the ny times which backs what im saying:

In the mid-1960's, Trudy and Adam Gaus, who were then in their 20's, were able to purchase their $22,500 three-bedroom cedar-shaked ranch house in Hauppauge on Mr. Gaus's $12,000-a-year engineer's salary. The newly built house had a full basement, a den with a fireplace, an eat-in-kitchen and a dining room. Mrs. Gaus gave up her job as an art teacher and stayed at home to raise her two sons. This year, she said, a similar house in the neighborhood sold for $350,000.

Specialists in Long Island's demography say the profile of the average first-time home buyer has drastically changed since the late 1960's.

''Back then, the value of a house was twice that of the median income and was affordable on one salary,'' said Roy Fedelem, principal planner at the Suffolk County Planning Department.

''Between 1980 and 1990, all that changed -- the house prices tripled,'' he said. ''While the income went up as well, it wasn't enough, and that's when we had a problem. A family with a median income could no longer afford a median-income house on one salary.''

In November 2001, the average house in Nassau County closed for $337,724, and in Suffolk for $268,836, according to the Long Island Board of Realtors.

Katy Anastasio, the principal of Anastasio Associates in Huntington, who sold the Careys their house, said many houses selling for about the average price today require extensive repairs.

If you read my response, you'll see that while this is true, I'm married and he counts too. And his ENTIRE family (grandparents, great-uncles, EVERYONE) still lives in NY. So it's not that "easy" because my husband and I are a team. And my family is great now, but they weren't a huge deciding factor. We left for the income, the quality of life, our FUTURE kids.

Nothing easy about our decision, no matter how much those on the other side of the fence try to simplify it.

It's OK that you glossed over my first example, but so be it.

DH & I bought our house on one salary so that when the time came, I could stay home with our child. We don't have any debt (save for 1 year left of car payments -which we might just pay off this year- and now our mortgage) and we saved for 2 years for 20% down and an additional 10% for closing, renovations and whatnot. We didn't deplete our savings nor did we have to sacrifice much to save.

There's my example - it CAN be done without complaining or talking about struggle.

I hated looking for houses some times b/c I hated seeing $500k houses that were so not worth it to ME so I can empathize. But I choose to look towards the future instead of worrying about which generation had it harder. I love where I live, I love living on LI - it was the best choice for US.

ETA - no one in our family helped us, we didn't sell anything to buy and we paid for our (above average $) wedding/honeymoon ourselves - BEFORE the wedding so we didn't have any debt after.

I personally think it's not a debate of stay or go...it's more a debate of stop yapping...it is what it is and there's not much we can do about it. Stop looking elsewhere because it's not helping your case if what you really want to do is to stay here on LI.

It's also not a debate about what it was like in the day...we are here and now....who give a rats azz on what it was back then...Unless you all have freakin' time machines.Chat Icon

I agree, sometimes moving out of state is just not an option - I won't go. My DH knew that after our first date ! My family is here ........
But, you then have to ACCEPT the reality of living on Long Island. - I could care less about having a huge mini mansion if I have to go out of state - what's the point of having a big beautiful home if it's always empty ?? (again, this is MY opinion .......)
I personally would rather pay a small fortune for a modest home that will be full of my friends and family where my future children will be able to grow up as close to their cousins as I am to mine -
But that is what is most important to me, although it's frustrating at times, in the end, paying half a million for a cape in Nassua county and taking the next 10 years to renovate if I have to is worth it -
So, I face the reality of my decisions, and take the house hunt from there.

I agree with you completely! Venting is good, but doing it all the time isn't going to make the market better.

But I know I did a lot of frustrated venting when I wasn't sure what I wanted. If you know you want to stay/have to stay, you'll deal. If you know you want to leave/have to leave, you'll do it. But there's a HUGE grey area. You love it in NY but you're so fed up with everything and can't make up your mind. I pray that you all get clarity! Chat Icon

And I COMPLETELY agree with you on all points! If you have to stay, it's the price to pay, it's pretty simple actually.

Colleen - i didnt gloss over what you said i had mentioned it in a previous post.

I am in the exact same boat as you - fh and i have no help from anyone, and the only debt we have is my car payment and student loans (we both paid for our college educations ourselves). You have a very inspiring story.

I was just trying to point out that its harder now than it was in the past. thats all.

considering the debate between me and colleen was about that about whether previous generations had it more difficult or not, i find it very relative. and i was always taught to back up your arguement with evidence. im not trying to say i knew it, just trying to prove my point. alot of stuff said (not saying anyone here or now) is pulled from the air sometimes.

im not saying i wish it was like it was then, yada yada yada, just tring to defend my arguement.

I wasn't personally attacking anyone, I was backing up what I was saying though. Chat Icon Not sure why you feel that way.

Here are my thoughts:

Im not mad at Colleen, and I hope she's not mad at me! Just a debate, we're both smart people. I enjoy hearing other peoples opinions, it opens you mind up to other possibilities....

and if you are sick of hearing the same arguement, then dont respond. just go onto another topic.

I am at a crossroads in my life, as Sasha you were, where I am getting married, and wondering whether it is worth it to stay here. so this topic is constantly on my mind. So if I bring it up all the time, its because its on my mind all of the time!

It was not an offiense as I said I was taken back. It is a debate that will never end as we all know that. Everyone thinks where they live is the best and they should for that is their home. We think GA is the best for us and we are rightChat Icon others know where they are on LI is the best and they are right. It's a crazy market there, but for most people it's their roots and their home. Some don't want to change and some do. It's a matter of respect for each others choices.

no place is better than another or richer or poorer than another it's how one perceives it, KWIM

Meahgan, it is such a hard decision. I can relate. I too like Sasha left LI for GA. DH and I left at a time where you are right now. just starting out together. We got engaged, moved to GA and never looked back. It was there now and this opporunity smacked me in the face I probably would not go and be in the same crossroads as you.

my only advice is to ,if you can pick out 3 places in the Country you want to live (obviously LIisi one) and do some serious reseach and visit them.

whatever decision you make it will be difficult for being home owners is not easy to begin with, then add a new state/way of life and so forth on top of that.

Moving was the best decision for us and I don't regret it one bit, but like I said if I was 30 married with a kid now making that decision it may not be so easy as it was then.

Sh!t, I'm just going to be quiet...Meaghan, I'm sorry I sounded like I was sick of you posting the same thing. I'm not. I'm sick of the same debate...the "here" vs. "not" debate. The one that tends to mention "the South" and "go get that if that's what you want" as if it's super easy. And I often find myself having to defend my choice. Chat Icon

Anyway, Lisa gave you great advice. We were looking in: LI, PA, NJ, CT, NC and GA. We visited all except NC (because GA was so much easier since my family was there). And we visited with "intentions to live there" to see if we liked it. It worked out for us, like Lisa said though, don't know how much harder the decision would have been had we waited.

It's hard. Nothing else to say.
